Job description

What you'll be doing?

The Commercial team handles all aspects of cost-effective building, including quantity surveying, estimating, procurement, and material purchasing.

With a focus on material choice, cost, customer satisfaction, and sales, our Commercial team—comprising Estimators, Quantity Surveyors, and Material Buyers—aims to deliver high-quality homes at optimal costs. Their work is vital to our business's sustainability and offers a dynamic environment that will challenge your creativity and commercial skills.

You will oversee the commercial and surveying responsibilities for large sites, effectively managing costs to meet targets. This includes managing budgets, valuations, and providing monthly updates on estimated final costs, with a clear reconciliation of costs and value. You will also be responsible for managing subcontractor procedures, materials, and goods, ensuring compliance with Group policies and procedures. Additionally, you will teach, train, and manage subordinates to reach their full potential, and engage in value engineering across trades to stay ahead of market trends.

You Will Be Expected To
  1. Maintain all cost control procedures within the guidelines of Group policies and procedures.
  2. Compile all required weekly, monthly, and quarterly reports.
  3. Stay informed about new materials, construction methods, regulations, codes of practice, and NHBC requirements.
  4. Provide training and mentorship to subordinates to support their development.
  5. Manage all cost control tasks, including budgeting, valuations, and cost/value reconciliation.
  6. Control commercial activities on large sites, including those with over 200 units.
  7. Contribute to design options to ensure budgets are maintained.
  8. Prepare site start budgets in collaboration with other departments to facilitate timely construction and marketing.
  9. Lead value engineering initiatives to achieve the best value.
  10. Maintain budget control throughout development, managing overruns within contingency levels.
  11. Accurately cost all aspects of site development.
  12. Analyze and report on costs and cash flow using available systems.
  13. Prepare tenders and procure subcontractors, goods, and materials following Group procedures.
  14. Recommend subcontractors for approval.
  15. Process orders, payments, and variations using Excel and the Group payment system (COINS), ensuring compliance with policies.
  16. Evaluate and approve variations, maintaining awareness of budget constraints.
  17. Stay updated on new construction materials and methods.
  18. Coordinate with site personnel and subcontractors to maximize productivity.
  19. Attend project and team meetings, presenting the Commercial position as needed.
  20. Compile and present valuations at divisional meetings.
  21. Manage all commercial aspects related to the RSL.
  22. Ensure compliance with codes of practice, including Building Regulations, NHBC standards, HSE, and sustainability guidelines.
  23. Perform any other duties assigned by the Managing Surveyor or Commercial Manager.
