Job Description :

Position Overview : We are seeking a highly skilled and experienced Senior Contract Manager to join our team in the Gauteng area. This individual will play a pivotal role in managing contracts for large-scale construction projects, ensuring that all contract terms, obligations, and timelines are adhered to while maintaining legal compliance and protecting the company's interests. The ideal candidate will have a strong background in construction contract management, with expertise in the Gauteng region's specific construction regulations and industry practices.

Key Responsibilities :

Contract Administration :

  • Lead the preparation, negotiation, and management of construction contracts, including main contracts, subcontracts, and service agreements.
  • Oversee the review and interpretation of all contract documentation to ensure compliance with the company’s standards and local laws.
  • Ensure all contracts are in line with both the client’s requirements and the company’s strategic goals, managing amendments and variations as necessary.

Risk and Legal Management :

  • Identify and assess risks related to contracts and construction projects, and develop strategies to mitigate these risks.
  • Advise senior management, project teams, and legal counsel on legal implications, potential risks, and strategies to handle disputes.
  • Ensure all contractual documents comply with South African construction laws, building regulations, and industry standards (including adherence to the Gauteng-specific legislation and permits).

Budget and Cost Control :

  • Manage and monitor contract budgets, ensuring that all financial terms and conditions are adhered to throughout the project.
  • Approve and monitor payment applications, variations, and claims in line with the terms of the contracts.
  • Ensure the financial integrity of the contract by managing cost estimation, cost control, and reporting functions.

Project Coordination and Collaboration :

  • Work closely with project managers, architects, engineers, subcontractors, and other key stakeholders to ensure the smooth execution of construction projects.
  • Provide expert guidance to project teams on contractual obligations, performance issues, and cost-effective solutions.
  • Ensure that all project stakeholders are aligned with the contractual terms and performance expectations.
  • Act as the lead in resolving disputes related to construction contracts, managing negotiation, arbitration, or other dispute resolution processes.
  • Ensure disputes are handled efficiently and effectively, protecting the company’s interests and ensuring project continuity.

Compliance and Reporting :

  • Ensure full compliance with all applicable laws and regulations, including Gauteng’s specific regulations, building codes, and industry standards.
  • Provide comprehensive reports on contract performance, financial status, and risk management to senior management.
  • Maintain an up-to-date record of contract documentation and ensure all documents are properly filed and accessible.

Qualifications :

  • Bachelor’s degree in Construction Management, Law, Business Administration, or a related field. A Master’s degree or relevant professional certifications (e.g., MRICS, APM) is an added advantage.
  • A minimum of 7+ years of experience in contract management in the construction industry, particularly in South Africa or the Gauteng region.
  • In-depth knowledge of South African construction law, regulations, and the local market landscape, including Gauteng-specific building codes and practices.
  • Strong knowledge of various construction contracts (e.g., NEC, FIDIC, JBCC) and procurement procedures.
  • Proficiency in contract management software, project management tools, and Microsoft Office Suite.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to manage multiple contracts and projects simultaneously, ensuring deadlines and objectives are met.
  • Ability to work independently and as part of a team, mentoring junior staff as necessary.
