The Retail Portfolio Manager provides input into thedevelopment of the Asset Management strategy and ensures effectiveimplementation and execution thereof. The incumbent proactively manages risk todrive overall efficiencies, business compliance and ongoing process innovationto maximise net income. This role anticipates the impact of business strategyon other divisions within the Company and ensures consistency in the delivery onrequired business outputs for the relevant function. The incumbent provides guidancefor the relevant mechanisms to receive feedback, highlights operationalinefficiencies and guides continuous improvement. In addition to this, thisrole is focused on the analysis of data into meaningful reports to enabledecision making and maximised net income.

Business Management

Manages a department of complex, concurrentworkflows and delivers best practice solutions to optimise net income,operational efficiencies and reduced risk.

  • Reviewsand audits operational processes and recommends improvements.
  • Collectsdata, analyses trends and implements mitigating actions to reduce risk.
  • Reviewsthe annual building budget and midyear building budget in accordance withcompany strategy and guidelines for sign off by the Retail Asset Manager.
  • Analysesthe Asset Maintenance and Operational Management teams in line with sharedservices for teams.
  • Focusto optimise utility recoveries and identifying turnover rental to be paidby tenants in the portfolio.
  • AssistGeneral Managers and Lease Administrators with review of lease amendmentsrequests.
  • Ensuresall action items minutes from management meetings and other key meetingsare actioned timeously by the asset management department.

Implements strategies for the development of new business.

  • Drivesand enables net income through the management on the delivery ofdepartmental key performance indicators through a team of propertymanagers and administrators:
  • Minimise vacancies (tracking of leasing activities)
  • Identify opportunities to maximize non-GLA income
  • Monthly reporting on Net Operating Income (NOI)

Strategic Relationship Management

Builds and maintains strategic businessrelationships.

  • Buildsand maintains relationships within the Property industry and otherbusiness stakeholders to implement industry best practices and to grow anddevelop a strong business network.
  • Focuson relationships with Brokers and tenants.
  • Assistwith annual Retailer roadshow.

Identifies and manages business risk.

  • Ensurescompliance with relevant Acts.
  • Controls,manages and governs the processes and systems within area ofaccountability to ensure compliance and minimise the business risk, i.e.OHS.
  • Implementsall audit recommendations in area of accountability and resolve auditfindings timeously.

Reporting

Consolidated reports to the Asset Manager.

  • Attendproject meetings (if applicable).
  • Attendmonthly management meetings with the Retail Asset Manager (online or inperson).
  • Collationof Info Centres required for EXCO reports.
  • Monthlyturnover / foot count stats verification with MDP or other systems.
  • Preparesportfolio summary of key portfolio operating metrics (KPIs).
  • Assistthe retail leasing manager with verifying drivers using Bank or other datatools.
  • Providequarterly feedback and insights on industry reports, i.e. Clur report forretail teams.
