VACANT POSITION: RESIDENTIAL PORTFOLIO MANAGER

LOCATION: JOHANNESBURG, GAUTENG

We are currently looking for an ambitious, vibrant and energetic individual who has an interest in the Property Industry, to join our team as a full-time Residential Portfolio Manager.

Duties:

  • Oversee the day-to-day operations of a portfolio of residential properties.
  • Develop and maintain positive relationships with tenants, addressing their needs and concerns promptly.
  • Conduct regular property inspections and coordinate maintenance and repairs, ensuring timely and cost-effective solutions.
  • Prepare and manage budgets, financial reports and rent collections.
  • Negotiate and manage lease agreements, renewals and terminations.
  • Handle tenant inquiries, complaints and conflict resolution.
  • Ensure compliance with local property laws and regulations.
  • Implement strategies to maximize property occupancy and rental income.

Reporting:

  • Weekly reports on collections and occupancies; rental variances, arrears, utilities, legal updates, assisting Exco on quarterly board packs and month-end reports.

Collections:

  • Sending out relevant and required communication to tenants timeously; managing credit control measures monthly; managing cancellations monthly; managing deposit refunds; managing legal cases/residential evictions with Exco; overseeing the cash book process and cash deposit charges.

Leasing:

  • Responsible for letting occupancy; ensuring tenant renewals/retentions; ensuring properties have sufficient to let signage (marketing); lead tracking and ensuring viewings on site are done and managed; ensuring leasing applications are responded to; ensuring lease agreements are signed correctly and loaded; ensuring inspections are conducted and recorded.

Facilities:

  • Ensure budgets are adhered to; monthly stock is managed and ordered; ensuring building staff are efficiently equipped; putting cost-saving measures in place; ensuring building upkeep is done and appearance good.

Utilities:

  • Liaising with HR regarding leave, poor performance, and disciplinary issues with staff; managing and leading a team of credit control, leasing, and building staff.

Requirements:

  • Bachelors Degree in Property Management, Real Estate, Business Administration or related field.
  • 3-5 years’ experience in a similar role.
  • Strong knowledge of property management principles, practices and regulations.
  • Excellent communication and interpersonal skills.
  • Proficiency in Property Management software and Microsoft Office Suite.
  • Strong organizational and multitasking abilities.
  • Ability to work independently and as part of a team.
  • Attention to detail.
  • Professional.
  • Own transportation.
  • Proficient in English.
