Job description

We are seeking an experienced and driven Rental Manager to lead the Rentals Division at Seeff Atlantic Seaboard & City Bowl.

This is a strategic, hands-on leadership role requiring both real estate industry knowledge and proven management experience. Please note: Only candidates with prior real estate experience AND management experience will be considered.

This is a full-time, in-office position based in Cape Town.

Role Overview

The Rental Manager is responsible for the overall success of the Rentals Division, including Residential, Commercial, and Short-Stay rentals.

You will work closely with the Managing Director and be accountable for the performance, growth, and operational efficiency of the team.

Core Responsibilities
  1. Strategic Leadership & Department Oversight
  • Set and execute the strategy for the Rentals division.
  • Lead, support, and grow the team of rental agents.
  • Oversee Rentals Administration Department (RAD) ensuring systems and procedures are efficient.
  • Ensure legal compliance, smooth service delivery, and high client satisfaction.
  • Operational Management
    • Structure and implement departmental objectives, KPIs, training protocols, and internal processes.
    • Monitor and manage team performance; coach, mentor, and motivate agents.
    • Ensure accurate records are maintained and reports are delivered on time.
    • Approve mandates and lease agreements, ensuring compliance with FICA, POPIA, CPA, NCA, and other regulations.
  • Team Building & Performance Management
    • Recruit, train, and retain agents to grow the team.
    • Manage agent KPIs including mandates, commissions, lease management, client satisfaction, and referrals.
    • Handle performance reviews, one-on-ones, and disciplinary processes as necessary.
  • Reporting & Communication
    • Report monthly KPIs and team performance to the MD.
    • Participate in board meetings to provide department updates.
    • Analyze reports and apply insights to improve performance.
  • Culture & Collaboration
    • Attend company functions and contribute to team culture and values.
    • Build and maintain positive relationships within the team and across departments.
    Requirements
    • Minimum 3–5 years' real estate experience is essential.
    • Proven management or team leadership experience is essential.
    • Deep understanding of the rental market, legal frameworks, and industry best practices.
    • Exceptional communication, leadership, and people management skills.
    • Strong organizational and problem-solving abilities.
    • A proactive, hands-on leader who thrives in a fast-paced environment.
