Maintenance management of building services, including all mechanical, electrical, structural, and civil aspects of each asset within the official investment strategy, along with the financial reporting thereof, including but not limited to budgeting.
Responsibilities include:
- Building management and conducting annual and bi-annual building audits to ensure proactive maintenance.
- Planning 5-year expense forecasts and implementing maintenance strategies.
- Compiling and managing budgets for general expenses, service contracts, electrical, plumbing, consumables, extraordinary expenses, and capital expenses.
- Managing tenders for service contracts to secure optimal pricing and service quality.
- Investigating new products and technologies to enhance quality and reduce costs.
- Conducting regular building inspections and training onsite staff to maintain standards.
- Inspecting all work authorized and in progress until completion.
- Ensuring timely completion of tenant installations and resolving tenant complaints.
- Managing onsite building staff and performing ad hoc tasks as required.
- Approving contractor invoices and preparing specifications for tenders or quotations.
- Managing financial aspects to adhere to budgets and prepare reports for asset managers and regional managers.
- Attending monthly portfolio meetings and providing updates on work status.
- Assisting with day-to-day maintenance issues and conducting stock control of supplies.
- Ensuring compliance with procurement policies and executing performance appraisals.
- Managing service contract audits and preparing expense and rate schedules.
- Monitoring staff performance and training needs.
- Reporting on income statements, variances, and other financial metrics.

Qualifications required:
- Grade 12 (Matric), with a relevant diploma or degree in services, operations, or facilities management.
- Technical qualifications are advantageous.
Experience:
- Minimum 7-10 years in property services, facilities management, or operations.
The role involves travel across regions, proficiency in MS Office and relevant software, and a keen eye for detail.
