Job description

Job Title Reference : JHB-LdS-1 The main purpose of this position is to develop, manage, and maintain all operations and facilities management control systems related to a portfolio of premium-grade buildings in a mixed-use precinct.

To oversee all operational management in the portfolio, including facilities management.

To establish a management reporting system that tracks performance of systems, buildings, and tenants, providing management information for timely decision-making.

The ideal candidate is a hardworking and committed self-starter who thrives on problem-solving and using the latest technology to manage the portfolio.

A well-qualified and experienced individual with commercial real estate and operations management experience, comfortable engaging at board level.

Duties & Responsibilities : Requirements : Tertiary qualification preferred 5-8 years experience in managing facilities / operations of premium-grade mixed-use properties Duties : Facilities Management : Oversee facilities management function and staff, including a facilities manager and support staff.

Manage service level agreements and performance of service providers for soft services (parking, cleaning, pest control, waste removal, landscaping).

Manage security service providers (guarding, CCTV, armed response).

Manage hard facilities management service providers for building systems (lifts, escalators, fire systems, air-conditioning, water, electrical, generators).

Ensure daily preventative maintenance and optimal building operation.

Authorize contractors, liaise with security for access, and coordinate with local authorities.

Precinct Management : Liaise with City Improvement District (CID) teams and precinct service providers.

Coordinate with neighboring property managers and owners for cooperation.

Technology and Sustainability : Use building management systems (BMS) for monitoring, data analysis, and reporting.

Monitor solar systems and work with development teams on green initiatives.

Oversee security and parking management systems.

Administration : Prepare annual operations budgets and report monthly on performance and ESG data.

Manage SLAs, KPIs, and operating costs within budget.

Manage work permits, energy certificates, and other compliance requirements.

Tenant Services : Monitor tenant activities, safety, and complaint resolution.

Maintain access control and tenant communication.

Hold regular meetings with tenant representatives.

Relations with Local Authorities : Maintain relationships with municipal and precinct authorities.

Participate in regional discussions and manage municipal service terminations or installations.

Follow up on faults and service interruptions with council.
