Job description

  • Oversee the daily operations of residential or commercial properties, including maintenance, security, and tenant relations.
  • Develop and implement property budgets and financial reports, ensuring cost-effective management and profitability.
  • Negotiate lease agreements with tenants, ensuring terms are favorable and in compliance with relevant laws and regulations.
  • Coordinate with contractors and service providers for property improvements, repairs, and routine maintenance, ensuring work is completed to standards.
  • Implement marketing strategies to maximize occupancy rates, including advertising vacancies and conducting property tours for prospective tenants.
  • Handle tenant complaints and disputes, resolving issues in a timely and fair manner to maintain a positive living or working environment.
  • Conduct regular property inspections to assess condition, identify necessary repairs, and ensure compliance with health and safety regulations.
  • Develop and maintain emergency preparedness plans, including evacuation routes and procedures, to ensure tenant safety in case of emergencies.
  • Listing properties, organising inspections, and preparing tenancy agreements
  • Negotiating and collecting rental income
  • Conducting inspections and organising maintenance and repairs
  • Ensuring that all maintenance issues are resolved and the property is well-maintained
  • Preparing reports and financial statements
  • Handling vendor management and budget management
  • Addressing owner and tenant concerns

Qualifications and Experience

  • Must have Matric / Senior Certificate and Diploma in Real Estate
  • Must have 3 - 5 years working experience as property manager
  • Must have communication, time management and people management skills
  • Customer service and interpersonal skills needed to meet with prospective and current tenants
  • Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed
  • Organization and the ability to multitask efficiently
  • Problem-solving to find effective solutions for a variety of potential issues
  • Knowledge of rental contracts and property and anti-discrimination laws
