Job Purpose:

To manage the profitability of the property portfolio.

KPA / Main Outputs and Responsibilities for this Position

Maximise net income and capital growth of assets

  • Analyse trading and financial performance and set strategies for sustainable income growth and value creation.
  • Drive return on investment through effective property and asset management.
  • Facilitate the process of deal structuring and financial modelling.
  • Implement strategic plans for the asset as directed.
  • Monitor and improve tenant mix and right sizing strategies including introduction of strategic tenants to the portfolio.
  • Review key contracts and leases to identify risks and opportunities.
  • Analyse of property market to stay abreast of industry trends and identify improvement initiatives to align with industry best practices.
  • Benchmark portfolio performance.
  • Administer rental renewal negotiations and historic rental recoveries within the portfolio.
  • Sourcing and introduction of new/potential collaborations.

Cost management

  • Monitor operating costs and capex to prevent non-essential and wasteful expenditure.
  • Oversee the maintenance of properties in line with predetermined budgets and capital life cycle plans.
  • Formulate strategies for efficiencies and improved operational initiatives.
  • Identify and manage sustainability and value enhancing projects.

Property developments

  • Identify improvement initiatives to align with industry best practices.
  • Provide input into development concepts for retail, residential and commercial properties.
  • Identify bulk optimisation opportunities.
  • Package and oversee Capex projects.

Property Valuations

  • Provide input and scrutinise the portfolio's valuations.
  • Monitor municipal valuations to ensure that assessment rates are paid on fair valuations and correct categorization.
  • Lodging objections with the municipality when required.

Stakeholder management

  • Report on asset to governance bodies and co-owners.
  • Manage interactions with leasing, marketing and property managing agents.
  • Represent shareholders' interests.
