About Your Team

You’ll report directly to the General Manager or Head of the project, leading a commercial team responsible for overseeing contract execution, financial outcomes, and risk mitigation. You will work alongside project directors and stakeholders across engineering, procurement, and site teams.

Note: The selected candidate will be based in Riyadh, Saudi Arabia

Your Role

As a Project Commercial Manager, you will:

• Lead and manage the project’s commercial team from inception to completion
• Establish and manage contract start-up requirements and insurances
• Administer and track project guarantees and subcontractor guarantees
• Coordinate subcontractor tendering, negotiation, and finalization
• Handle claims notifications, time and cost submissions, and liaise with PQS
• Oversee invoicing, progress claims, and subcontractor payments
• Manage monthly cost reporting, cash flow planning, and financial presentations
• Submit monthly management reports and board updates
• Ensure proper closure and handover of all commercial documentation
• Motivate and develop the commercial team to exceed project expectations

What We’re Looking For

Experience:

• 15–20 years’ total commercial management experience
• Minimum 5 years in high-end fit-out projects
• At least 5 years in the Middle East market, ideally within Saudi Arabia

Knowledge & Expertise:

• Degree in Quantity Surveying or equivalent
• Expertise in CCS, contract law, insurance, claims management, and commercial strategy
• Strong understanding of the construction process, HSE, and relevant regulations
• Advanced financial reporting, forecasting, and data analysis skills

Skills:

• Professional Accreditation as QS or equivalent.
• Excellent Communication skills.
• Excellent numerical and IT skills.
• Strong negotiation skills.
• Good knowledge in analyzing drawings.
• Good knowledge of CCS.
• Good knowledge in construction process, HSE, building law and regulations.
• Excellent knowledge in insurance and contract law.
• Good managerial skills.
• High degree of proficiency in financial skills, data analysis and reporting skills.
