About the role

As a Portfolio Manager, you will oversee a range of buildings, ensuring their optimal performance across key areas including credit management, financial administration, leasing, and facilities maintenance.

You will manage budgets, drive marketing and communication efforts, engage with communities and stakeholders, and implement business strategies.

Leading and developing your team will also be crucial to ensure the effective execution of these responsibilities and the achievement of portfolio goals.

What you will bring
  • Minimum Grade 12.
  • A business or property-related tertiary qualification is preferred.
  • Valid Fidelity Fund Certificate (FFC), as well as compliance with the Property Practitioners Regulatory Authority (PPRA) requirements.
  • At least 5 – 7 years of experience in commercial property.
  • Valid Driver's license.
  • Advanced computer literacy, including MS Office (Excel) and property management systems such as SAP or MDA.
  • Expertise in budgeting, financial management, and expense control.
  • Awareness of property market trends and strategy adaptation skills.
  • In-depth knowledge of property/centre management and technical aspects of property maintenance.
  • Strong communication skills, negotiation ability, and relationship-building with tenants, brokers, and stakeholders.
  • Knowledge of lease agreements, common law principles, and statutory requirements like Occupational Health and Safety, POPIA, FICA, and Labour Relations Act.
  • Proven leadership and team management skills.
What you will be doing
  • Team Leadership (10%): Oversee performance management, training, and development; promote a positive work climate; address performance issues.
  • Marketing of Space & Renewals (40%): Manage vacancy listings, marketing plans, lease negotiations, and renewals to ensure sustainable income.
  • Property Management (30%): Supervise service contracts, inspections, tenant installations, maintenance, and compliance with statutory requirements.
  • Budgeting & Expense Control (10%): Contribute to budgeting, manage income and expenses, energy management, and legal cases.
  • Liaison (10%): Facilitate communication with tenants, clients, brokers, and the public; handle tenant issues and queries.
