Portfolio Executive required in Johannesburg North.
This role is responsible for leading and coordinating the full property management process across a portfolio of commercial assets.
The Portfolio Executive will drive strategic initiatives, optimise net income, and lead teams to ensure operational excellence and long-term profitability of the managed properties.
This position is ideal for a seasoned property management professional with strong leadership capabilities, deep industry knowledge, and a commitment to client service, innovation, and social impact.
Salary: R75 000 – R85 000 per month.
Duties and Responsibilities:
Team and People Management:
- Recruit, develop, and retain high-performing teams across all regions.
- Manage performance and identify skills gaps; work with HR to address and develop solutions.
- Provide motivation, direction, and ongoing support to all team members.
- Champion employment equity strategies in collaboration with HR.
Operational Excellence:
- Facilitate and align property management activities across various functions, including marketing and facilities.
- Plan and allocate resources effectively across multiple properties.
- Analyse tenant mix, performance, and turnover; implement recommendations for improvement.
- Ensure compliance with client mandates and internal approval frameworks.
- Drive continuous development of internal capabilities and property expertise across teams.
Financial Performance:
- Optimise sustainable net income streams per property.
- Actively manage, monitor, and report on property performance versus client targets.
- Participate in annual budgeting processes and ensure alignment with financial goals.
- Implement cost-reduction strategies to maximise profitability.
- Monitor company expenditure and initiate actions to ensure financial targets are met or exceeded.
Client Relations and Business Development:
- Liaise with current and prospective clients at a senior level to understand their needs.
- Contribute to business development by identifying leads and supporting proposal development.
- Ensure services are tailored to client specifications and facilitate implementation of service delivery changes.
- Support the strategic positioning of the business as a property management leader.
- Actively contribute to space marketing strategies and vacancy reduction initiatives.
Industry Engagement and Community Involvement:
- Represent the company in forums, local councils, and industry associations to promote the brand and influence policy.
- Support and participate in community outreach and social responsibility initiatives.
Requirements:
Experience:
- Minimum of 10 years’ experience in the property industry with a focus on property management and development.
- Proven experience in leading teams and managing complex portfolios.

Educational Requirements:
