Job Overview

To oversee the day-to-day management of our real estate agency specializing in affordable rental housing in townships.

The role will ensure operational efficiency, financial performance, regulatory compliance, and effective property management.

Description of Responsibilities
Compliance & Regulatory Management
  • Ensure all operations and staff comply with PPRA regulations and other legal requirements.
  • Oversee lease agreements, ensuring compliance with legal standards and company policies.
  • Collaborate with the PPRA compliance officer to meet compliance standards.
Financial Performance & Collections
  • Optimize monthly rental collections.
  • Implement strategies to reduce arrears and bad debts.
  • Oversee debt collection processes, including liaising with third-party collectors.
  • Manage eviction procedures in coordination with legal teams.
Property & Facility Management
  • Supervise maintenance and groundskeeping to keep properties in top condition.
  • Develop cost-effective maintenance schedules and emergency repair protocols.
  • Ensure tenant satisfaction while maintaining budget constraints.
  • Monitor and optimize operational expenditures.
  • Assist with capital expenditure projects, ensuring proper execution and budgeting.
Team & Performance Management
  • Oversee Property Managers and Area Managers to ensure effective tenant and landlord relations.
  • Provide leadership, training, and mentorship to team members.
Core Competencies
  • Strong financial acumen and budget management skills.
  • Legal handling of evictions and related matters.
  • Leadership experience in managing multi-site teams.
  • Excellent problem-solving and negotiation skills.
  • Proficiency in property management software and CRM tools.
  • High ethical standards and professionalism.
Knowledge & Experience
  • 5+ years in operations, property management, or real estate.
  • Experience in affordable housing or township-based property management is advantageous.
  • Strong knowledge of PPRA regulations and compliance.
Requirements
  • Degree or diploma in Real Estate, Business Administration, Finance, or related field (preferred).
  • PPRA registration or relevant certifications are advantageous.
  • Minimum of 5-7 years in real estate management, including property management, acquisitions, and strategic planning.
  • Own reliable transport and ability to travel.
  • Reside in Pretoria area.
