Operations Manager

We are seeking an Operations Manager. The primary responsibilities outlined are a guide only and may evolve over time. The successful candidate will oversee Soft Services, Building Services, Technical Management, OHS, Utilities, and Capital Expenditure. This includes managing policies, budgets, cost control, contracts, and ensuring legal compliance with the OHS Act. The role involves managing facilities, upkeep of the portfolio, maintenance staff, contractors, and liaising with consultants for best practices. The manager will handle handbacks, beneficial occupation, tenant installations, and ensure timely maintenance programs are presented for rectification.

DUTIES

• Overall Operations related matters (Technical Building Services, Soft Services, Health & Safety, Utilities, Capex)

Primary Responsibilities

• Technical (HVAC, Electrical, Generators, Escalators, Lifts, Fire Equipment)
• Utilities
• Capex
• Monthly Reports (OPS Themes, Technical reports, Themed Audit Action List, Occupancy reports, Utilities Reports)
• Health & Safety Compliance
• RAG Audit
• Business Continuity Plan (BCP)
• SLAs
• Project management
• Point of contact between tenant and Landlord as relates to ALL Facilities matters including but not limited to Technical Building Services, TIs, plans, utilities, soft services, etc.

Secondary Responsibilities

• Building Services
• Soft Services (Security, Cleaning, Hygiene, Pest Control, Parking, Waste Management, Landscape)
• TIs Takeback inspections

Requirements

• 5-6 years experience in Project Management and/or Facilities and Operations Management
• MS Office
• Excel
• MDA Property Management System
