Maintenance Manager

We are seeking a skilled and experienced Maintenance Manager to join our team in the sectional title / estate management industry in Somerset West, Cape Town.

The Maintenance Manager will be responsible for overseeing all aspects of maintenance operations within the sectional title / estate properties, ensuring that they are well-maintained and functional at all times.

Responsibilities
  1. Maintenance Planning and Execution: Develop and implement comprehensive maintenance plans for all properties under management. Oversee and coordinate all maintenance activities including repairs, renovations, and upgrades. Ensure that all maintenance work is completed on time, within budget, and in compliance with industry standards.
  2. Vendor Management: Source, negotiate contracts with, and manage relationships with vendors and contractors for maintenance services. Monitor vendor performance and ensure that work is carried out to the required standard.
  3. Budget Management: Develop and manage the maintenance budget, ensuring expenses are within constraints. Identify cost-saving opportunities and implement strategies to optimize expenditure.
  4. Team Leadership: Lead a team of maintenance staff and contractors, providing guidance, training, and support. Foster a positive work environment encouraging teamwork and collaboration.
  5. Health and Safety Compliance: Ensure all activities comply with health and safety regulations. Conduct regular safety inspections and implement corrective actions.
  6. Reporting and Documentation: Maintain accurate records of all maintenance activities. Prepare reports for management on operations and performance.
Requirements
  • Proven experience as a Maintenance Manager or similar role in the sectional title / estate management industry.
  • Strong knowledge of maintenance best practices, building systems, and equipment.
  • Knowledge of health and safety regulations.
  • Proficiency in budget management and vendor negotiation.
