Role Description
Are you a driven individual, with a passion for property and looking to join a dynamic asset management team?
As a key member of the Leasing Sales Department, the ideal candidate will provide primary support to the management of tenant relationships and negotiation of lease terms. You will also provide critical support to our legal team throughout the lease documentation process, ensuring accuracy and efficiency in all related matters.
The position will report to the Head of Legal.
Key Responsibilities
The successful candidate’s responsibilities will include, but not limited to:
- Cultivation of new and maintenance of existing relationships with desirable prospective tenants.
- Respond to inquiries from interested retailers.
- Development and execution of creative and aggressive leasing strategies which may include re-tenanting, renewals, early renewals, buy-outs and re-locations.
- Qualification of potential tenants by reviewing their financial statements, understanding their look and feel (by evaluating the general merchandise and brands carried, level of service offered, store design and general store appearance) and checking references.
- Negotiation of lease terms with a view to achieving the highest return to the Landlord; including material terms such as, basic and turnover rental, lease period, additional charges and tenant allowances.
- Review accuracy of LAFs (lease authorisation flysheets).
- Overall responsibility for ensuring the customer relationship management system (CRM) is always up to date.
- Communication and coordination with the Legal department to have documents prepared incorporating the terms agreed upon and appropriate to the specific property.
- Initiate the preparation of tenant space in conjunction with centre management.
- Communication with the operations department regarding the transmission of plans and tenant criteria documentation.
- Communication and coordination with the Marketing and Operations departments to ensure that the retailers open timeously.
- Regular evaluation of retailers for their desirability as a tenant in a specific centre.
- Maintain records of potential tenants for future reference.
- Attend industry events to represent Capital Land and the properties it manages with a view to creating interest in Capital Land managed centres and to share information on new and existing developments with interested parties.
- Maintain up-to-date knowledge of retail industry and trends.
- Ensure strict adherence to internal company policies and procedures.
- Assistance with the preparation of leasing implementation plans as and when new buildings are acquired.
Candidate Requirements
- Bachelor’s Degree and/or LLB Degree
- Valid Fidelity Fund Certificate issued by the PPRA.
- In-depth knowledge of deal structures and lease terminology.
- Excellent negotiation and closing skills.
- Excellent interpersonal skills.
- Excellent oral and written communication skills.
- Team player: demonstrates ability to work independently and as part of a team within a fast-paced environment.
- Results driven, has confidence in abilities and can be counted on to exceed goals successfully.
