Job Description: Old Mutual Finance Property Management

This role fits within the Properties Team that sits inside Old Mutual Finance, the retail unsecured lending, servicing, and transactional banking arm of Old Mutual.

We manage retail stores for Old Mutual Finance across the country, located in large regional malls, major metros, or in rural high streets like Lusikisiki, Eastern Cape.

We don't own any buildings but are on the tenant side of the property world, with branch sizes ranging from 50m² to larger footprints.

Our portfolio also includes private client properties, commercial offices, funeral parlors, fleet management warehouses, satellite retail offices, etc.

As a properties team, we provide a full turnkey solution to Old Mutual Finance and external Old Mutual Group business units (private clients), including:

• Leasing & portfolio management
• Legal services
• Properties procurement
• Projects (construction, relocations, closures, upgrades, ATM and UPS installations, water tanks, marketing, signage upgrades)
• Repairs and maintenance
• Design management for NBR requirements and corporate images
• Projects coordination and spend management
• Budget tracking and ledger management

This role is accountable for identifying and closing profitable leasing transactions for new and existing branches and offices, including relocations and renewals, over periods up to 1 year.

Candidate duties include:

• Managing day-to-day property portfolios across regions
• Concluding leasing transactions for new and existing branches/offices
• Managing special projects and initiatives
• Negotiating lease terms considering market rentals and conditions
• Identifying property trends and opportunities
• Resolving problematic vacancies
• Developing customer and industry networks
• Managing client relationships and ensuring accurate documentation
• Ensuring transactions adhere to protocols and are approved by Property Committees
• Meeting budget targets for new branches, relocations, and renewals

Job-specific KRAs include being an independent, self-motivated leader, accountable for KPI delivery, and participating in team-based transaction and project management.

Minimum requirements:

• Grade 12
• Valid Driver's Licence
• At least 5 years of practical retail and commercial property management experience and/or legal experience
• Property Management Diploma and/or Legal Degree (advantageous)
• Qualified as a Full Status/Principal Property Practitioner with a valid FFC (advantageous)
