Job title : Junior Property Manager (Bara Precinct)

Job Location : Gauteng, Soweto

POSITION PURPOSE

Responsible for the management of the property, ensuring investment growth and maximum income through effective property management and asset control.

KEY RESPONSIBILITIES

  1. Property Management: Develop budgets, oversee leasing contracts, procure services, handle third-party service contracts, and direct maintenance procedures. Ensure buildings, grounds, and equipment are well maintained and operational.
  2. Policy Development: Develop and implement departmental and procurement policies, ensuring compliance with health and safety regulations.
  3. Financial Oversight: Keep management informed of activities and issues, analyze income and expenses, monitor municipal recoveries, and prepare budgets and forecasts.
  4. Asset Management: Control and schedule preventive maintenance, oversee refurbishments and major repairs, and monitor project progress.
  5. Legal and Compliance: Ensure compliance with OSH Act, legal regulations, and maintain safety standards.
  6. Client Reporting: Provide timely and accurate reports, analyze financial performance, and monitor operational costs.
  7. Building Maintenance: Develop a long-term maintenance plan, review building standards, and ensure legal compliance.
  8. Personnel Supervision: Supervise, train, and appraise staff, conduct meetings, delegate tasks, and ensure proper staffing levels.
  9. External Relations: Maintain professional relationships with vendors and contractors, coordinate external services, and promote a positive company image.

PERFORMANCE MEASURES

Effective communication, operational efficiency, well-maintained buildings, cost management, and strong external relations.

QUALIFICATIONS

  • Matric certification; additional training in maintenance and property management preferred.
  • At least five years of related experience, including two years in supervisory roles.

SKILLS & ABILITIES

  • Excellent leadership and organizational skills.
  • Ability to coordinate team activities and manage multiple responsibilities effectively.
