Key Performance Areas:

  1. Perform Asset Management Function
  • Participate as a member of SA Exco
  1. Participate in the following committees:
  • Deal Forum
  • Property and Investment Committee
  • Compile reports, analyses, and specific tasks as required by the Board, Property and Investment Committee, sub-committees, Exco, or as directed by the Head: SA Asset Management
  • Ensure adherence to authority levels by direct reports
  • Perform corporate management functions per policies, procedures, and legal requirements
  • Complete corporate management tasks within set timeframes
  1. Manage Co-owned Properties
  • Oversee asset management of co-owned properties
  • Guide Portfolio Managers
  • Attend co-owner meetings and ad hoc development meetings
  • Provide strategic direction
  • Ensure accurate accounting for profit share calculations and distributions
  • Manage co-owned properties in compliance with policies, procedures, and legal standards
  1. Perform Asset Management for External Clients
  • Manage asset functions for external clients as per agreements
  1. Manage Budget
  • Monitor economic and market trends for threats and opportunities
  • Analyze business and investment strategies to guide budgeting
  • Set mandates for Asset Managers to meet growth targets
  • Develop consolidated budgets collaboratively
  • Obtain approval from executives and committees
  • Control expenditures within budget limits
  • Ensure approval for spending
  • Prepare monthly asset management and financial reports
  • Review portfolio performance monthly and implement remedial actions if needed
  1. Investment Research & Strategy
  • Collaborate on formulating investment strategies
  • Conduct research on sector performance, threats, opportunities, and SWOT analyses at asset level
  • Evaluate investments and advise on non-performing assets
  • Implement asset management strategies in line with policies and delegation
  • Manage assets to outperform benchmarks
  • Focus on maximizing ROI and Capex
  • Draft and implement sector policies and procedures
  • Manage acquisitions, including opportunity identification, feasibility studies, and due diligence
  • Develop disposal strategies and manage sales processes
  • Identify development opportunities and oversee extensions, redevelopments, and greenfield/brownfield projects
  • Manage insurance and valuations timely
  1. Sustainability
  • Stay updated on sustainability trends and technologies
  • Draft and communicate sustainability strategies
  1. Trading & Development
  • Assist in developing strategies for trading and development activities
  • Participate in budgeting and implementation
  • Identify and introduce new trading and development opportunities
  • Ensure asset management for industrial properties aligns with trading and development goals
  1. Stakeholder Management
  • Develop and maintain client relationships
  • Identify key role players
  • Create profiles for major clients
  • Track client satisfaction through surveys
  1. Experience
  • Minimum 10 years in industrial property asset management, with at least 5 years in senior/executive management roles
  1. Education
  • Relevant tertiary qualification (e.g., Finance or Built Environment)
  • Compliance with Property Practitioner Act
