Sanlam Alternative Investments (SAI)

The purpose Sanlam Alternative Investments (SAI) business is to help build the African continent and make a real sustainable difference in the emerging economies in which we operate in, aligning to the Sanlam Group’s mission of financial inclusion. The SAI business has a broad range of capabilities that include Private Equity, Specialised Finance, Property, Infrastructure and Partnerships. Sanlam is the biggest non-banking financial institution on the continent, operating in Africa for over 100 years.

What will you do?

This is a 12-months Fixed-Term Contract role. Responsible for the financial portfolio management of SAREA including valuations, financials, treasury and regulatory reporting for the vehicle which it advises, Sanlam Africa Core Real Estate Investments Limited (SACREIL), domiciled in Mauritius and its subsidiary entities and entities in which SACREIL has an ultimate ownership stake, to contribute to, and support the financial decision-making process of the SAREA executive team and board.

Key Responsibilities include :

1. Financial Management of SAREA :

The day-to-day financial management of SAREA is outsourced to Sanlam Investments (SI) Finance team. The role will involve managing the relationship with SI Finance including :

  • Reviewing monthly accounts and ensuring monthly reporting
  • Preparing the annual budget and updated forecasts
  • Quarterly management reporting to the SAREA Board and SI Alternatives Exco

2. Outsourced Financial Management of SACREIL :

SACREIL does not have employees and is managed by its Board, assisted by the ARMC, with certain functions outsourced to SAREA, ITL, and Lango Real Estate. The role requires improving internal financial controls and managing relationships with these entities regarding :

  • Management accounts, including subsidiaries and investment entities
  • Quarterly internal valuations of the property portfolio
  • Quarterly financial reporting to ARMC and SACREIL Board
  • Preparation of quarterly published accounts
  • Reviewing advisory fee calculations and dividend policies
  • Liaison with auditors and tax advisors
  • Consolidation of accounts into Sanlam Group reports

3. Treasury Management :

Oversee the Group’s treasury to ensure liquidity and cash flow management across entities, including :

  • Meeting cash needs of all entities
  • Debt covenant compliance
  • Loan interest and capital repayments management
  • Negotiating with lenders

4. Tax management and compliance

  • Coordinate with tax advisors and oversee tax submissions

5. Asset Management and Operations :

Portfolio Valuation :

  • Oversee external valuation processes
  • Prepare quarterly internal valuations

Leasing :

  • Support leasing strategies and negotiations

Arrears Management :

  • Manage debtors and legal processes

Contractual Compliance :

  • Ensure compliance and asset insurance coverage
