We are a rapidly growing real estate investment firm specializing in acquisitions and asset management. Our team is dedicated to a data-driven approach, leveraging deep financial analysis and a hands-on operational model to identify and execute on high-potential opportunities. We are seeking a key partner to join our lean team and drive our acquisition strategy from the ground up.

The Opportunity
We are seeking a highly skilled and technically proficient Financial Analyst to take ownership of our acquisitions pipeline and financial modeling. This role is not focused on business development or outbound sales; rather, it is for a seasoned professional with 2-3 years of experience who excels at the core financial mechanics of private equity real estate. You will be responsible for creating and maintaining the detailed models that drive our strategic decisions, and you'll work closely with leadership as a thought partner in the technical aspects of M&A and asset management.
While you'll be primarily focused on the backend, a great candidate will also have the communication skills to articulate their models and, potentially, speak directly with brokers.

Key Responsibilities

  • Financial Modeling & M&A Analysis:
    • Build and maintain sophisticated financial models, including LBO models, equity waterfalls, and debt waterfalls.
    • Create comprehensive 5-year real estate models to analyze potential acquisitions and M&A opportunities.
    • Perform detailed financial analysis to fill the acquisition pipeline and support investment decisions.
  • Asset Management Support:
    • Contribute to asset management responsibilities by tracking and analyzing the performance of existing properties.
    • Engage in ongoing financial analysis to optimize the performance of our real estate portfolio.
  • Technical & Strategic Partnership:
    • Work closely with leadership, who will be involved in the modeling process, to act as a technical and strategic partner.
    • Provide analytical insights to inform deal strategy and acquisition decisions.
  • Data & Research:
    • Conduct competitor analysis and market research to support modeling assumptions.
    • Assist with ad-hoc administrative tasks related to deal flow and pipeline management.
Qualifications
  • Experience: 2-3 years of demonstrated experience in financial modeling, M&A, and private equity.
  • Expertise: Must have direct, hands-on experience with equity waterfalls, debt waterfalls, building LBO models, and 5-year real estate models.
  • Industry: A strong interest in the real estate industry is required; direct experience is a major plus.
  • Technical Skills: Must be tech-savvy and proficient in Excel. Experience with coding or web scraping is a valuable bonus.
  • Communication: Ability to clearly and concisely speak the finance jargon and explain complex models.
  • Drive: A self-starter who is motivated by performance and results.


Compensation & Opportunity
  • This is a competitive base salary, with a performance-based commission of 25-50% of the base, tied directly to the number of acquisitions.
