Job description

Job Description
We are seeking a Financial Accountant. The position will support and report to the Financial Director, and be responsible for the financial, accounting, and other administrative duties for our landlord/tenant clients. The Company is registered with the PPRA as a property practitioner enterprise with a valid fidelity fund certificate, and it operates a trust account.

DUTIES
  1. Financial accounting:
    • Preparation and reporting of financial statements, management accounts, annual business plans, budgets, and annual financial statements (AFS).
    • Preparation of annual business plans & budgets for property owner clients.
    • Overseeing administration, financial systems, procedures, and controls.
  2. Financial operations (FinOps) management:
    • Management oversight of MDA financial accounting and administrative duties.
    • Management of trust deposits and tenant payments.
    • Facilitation of Third Party Fund Administration (TPFA) investments.
    • Rent reconciliation and journal entries.
    • Facilitation of landlord expenses and utilities payments, e.g., municipal accounts & SARS.
  3. MDA data capturing & reconciliation duties:
    • Trust payments and receipts for tenants and property owners.
    • Municipal utility accounts due by tenants.
    • Recovery of legal expenses and fees from bad debtor tenants.
    • Expenses and fees for landlords' accounts.
    • VAT payable by landlords, as reflected in cash flow and rent roll statements.
    • Business account receipts, payments, and invoices.
  4. Credit control duties and functions:
    • Reconciliation of landlords' accounts to ensure accurate balances.
    • Resolution of queries with debtor aging reports.
    • Facilitation of promise-to-pay arrangements.
    • Handover of bad debts to attorneys for collections.
    • Reporting to landlords.
  5. General administrative duties:
    • Administration and record keeping of property processes.
    • Assisting with data processing as needed.
    • Payments for trust and business accounts.
    • Payroll management.
  6. Tax & accounting standards:
    • Managing SARS and related taxes (UIF, COIDA, PAYE, CGT, Company tax, VAT, etc.).
    • Ensuring compliance & risk management.
    • Adhering to accounting standards.
    • Liaising with SARS, CIPC, PPRA, auditors, including audits and signing off of AFS.
  7. Insurance:
    • Managing company & client insurance requirements.
  8. Compliance & corporate governance:
    • Ensuring adherence to company policies, RMCP, and protocols.
    • Maintaining statutory & regulatory compliance (Property Practitioners Act, COIDA, FICA, POPIA, PAIA, etc.).
  9. Client & stakeholder relationship management:
    • Engaging and maintaining relationships with property owners, tenants, municipalities, contractors, banks, attorneys, accountants, SARS, and others.
    • Managing employees.
Requirements
  1. CA or similar financial accountant qualification.
  2. 15+ years' experience in property management or managing agent industry (retail, office, industrial).
  3. Leadership experience in statutory and regulatory financial requirements.
  4. Strong technical knowledge and experience with IFRS.
  5. Proficiency in preparing and reporting financial statements, management accounts, and budgets.
  6. Expertise with MDA accounting software.
  7. Proficient in MS Office, especially Excel.
