Job summary

The Capital Hotels & Apartments is seeking a Facilities Manager to lead the full facilities operation, including maintenance of HVAC, electrical, plumbing, generators, fire safety, security and grounds, while managing a maintenance team.

This role requires budgeting, contractor management, health and safety compliance, and the ability to work under pressure with a hands-on, problem-solving approach to support guest experience.

Qualifications

• Matric required or equivalent
• 5-7 years facilities management experience, including budgeting and contractor management
• Strong all-round facilities experience (electrical, plumbing, carpentry, generator, meters)
• Body Corporate facilities management experience advantageous
• Knowledge of health and safety management
• Hands-on problem-solving and calm under pressure

Responsibilities

• Lead the full facilities operation across HVAC, electrical, plumbing, generators, fire safety, security, and grounds.
• Manage a maintenance team and budget; oversee contractor relationships and service delivery.
• Ensure compliance with health, safety and OHS regulations and body corporate requirements where applicable

Description:

The Facilities Manager leads the full facilities operation, including preventative maintenance and building systems (HVAC, plumbing, electrical, generators and fire safety), security, pool and grounds issues, while managing a maintenance team. This includes budgeting and contractor management, ensuring compliance with health, safety and OHS regulations, and balancing body corporate/sectional-title requirements where applicable.

Minimum Requirements:

• Matric
• 5-7 Years Facilities Management experience, including budgeting and contractor management
• Strong all-round Facilities experience (Electrical, Pluming, Carpentry, Generator, Electrical & Water Meters etc.)
• Previous Body Corporate Facilities Management experience advantageous
• Knowledge on Health and Safety Management
• Hands-on Problem-Solving approach and the ability to remain calm under pressure
• Ability to work as part of a team, as well as independently
• Effective communication with members of staff as well as Guests of the Hotel
• Honest and trustworthy beyond approach
