Job summary

Tsebo Solutions Group in Cape Town is seeking an experienced Facilities Manager to lead integrated facilities management across multiple site services. You will oversee technical and soft services, ensure maintenance compliance, and drive service excellence for client satisfaction.

Responsibilities include contractor coordination, budget monitoring, and continuous improvement initiatives while maintaining strong stakeholder relationships and safe working practices across all facilities functions.

Qualifications

  • Grade 12 / Matric.
  • Tertiary qualification in Facilities Management, Engineering, Built Environment, Property Management or Business Management preferred.
  • Technical and/or soft-services qualification advantageous.

Responsibilities

  • Manage daily technical and soft service delivery according to contract requirements.
  • Conduct regular site inspections.
  • Monitor service quality and operational performance.
  • Ensure timely resolution of defects and service failures.
  • Identify and implement improvement opportunities.
  • Manage maintenance of building systems and infrastructure.
  • Ensure completion of planned, statutory and reactive maintenance.
  • Investigate recurring failures and technical risks.
  • Coordinate specialist contractors and technical support.
  • Support lifecycle planning and capital replacement initiatives.
  • Maintain compliant PPM schedules.
  • Monitor overdue maintenance activities.
  • Manage work order prioritisation and SLA compliance.
  • Drive backlog reduction initiatives.
  • Analyse maintenance trends to improve reliability.
  • Manage cleaning, hygiene, waste, landscaping and related services.
  • Monitor service standards and contract compliance.
  • Address service deficiencies and customer complaints.
  • Ensure sufficient resources and consumables are available.
  • Monitor contractor performance against agreed standards.
  • Ensure all required approvals and safety documentation are in place.
  • Review compliance and workmanship quality.
  • Manage corrective actions and non-conformance processes.
  • Escalate contractor performance issues when required.
  • Manage site operational budgets.
  • Monitor expenditure, PO commitments and accruals.
  • Review quotations and procurement requests.
  • Validate completed work before invoice processing.
  • Deliver accurate budget forecasts and variance reporting.
  • Identify cost-saving opportunities.
  • Ensure legal and contractual compliance.
  • Maintain statutory inspections and certifications.
  • Support contractor safety management processes.
  • Escalate hazards, incidents and compliance risks.

Duties & Responsibilities

Integrated Facilities Management & Service Delivery


  • Manage daily technical and soft service delivery according to contract requirements.

PPM, Work Orders & Backlog Management


  • Maintain compliant PPM schedules.

  • Monitor overdue maintenance activities.

  • Manage work order prioritisation and SLA compliance.

  • Drive backlog reduction initiatives.

  • Analyse maintenance trends to improve reliability


Soft Services & Workplace Standards


  • Manage cleaning, hygiene, waste, landscaping and related services.

Contractor & Supplier Management


  • Monitor contractor performance against agreed standards.

Financial & Procurement Management


  • Manage site operational budgets.

  • Prepare monthly operational and financial reports.

  • Maintain accurate FM system records.

  • Monitor building condition and lifecycle requirements.

  • Implement process and service improvements.


After-Hours Support


  • Respond to emergency facilities incidents.

  • Coordinate specialist support when required.

  • Ensure business continuity through effective incident management.

Qualifications


  • Grade 12 / Matric.

  • Relevant tertiary qualification in Facilities Management, Engineering, Built Environment, Property Management or Business Management preferred.

  • Technical and/or soft-services qualification advantageous.

  • Valid driver's licence.

  • Experience

  • Minimum 5 years' Facilities Management or Property Management experience with management responsibility.

  • Proven experience managing both technical and soft services.
