Job description

Responsibilities and Work Outputs

General

Strategic

  • Determine and manage the strategic outcomes of the Investments and Fund Management Division in alignment with the company's strategic objectives.
  • Collaborate with the CEO to develop new property investment products (sector-specific, themed, and in geographies outside SA) to attract third-party capital.
  • Develop and establish strategic relationships with financiers of equity and debt.

Operational

  • Manage daily operations of the fund management business, including financial and impact evaluation, stakeholder relationships, and team management of investment and management professionals.

Financial

  • Set and achieve financial objectives for the fund management business aligned with overall company goals.

Investments and Fund Management

The Company Investments

  • Source potential transactions for the company's principal investments, forming relationships with property brokers to generate opportunities.
  • Prepare financial models to analyze potential returns under various risk scenarios.
  • Prepare and submit proposals for approval to relevant committees and the Board.
  • Source and negotiate project and investment debt finance, managing funding requirements and legal agreements.
  • Monitor funding, covenant compliance, and default risks.
  • Manage transactions from inception to completion, including monitoring and redevelopment if applicable, aiming for optimal exit strategies.
  • Handle ongoing administration, accounting, and expense monitoring related to transactions.
  • Participate in investment management meetings, guiding investment and operational mandates.
  • Review investment performance regularly and report to investors.
  • Develop investment strategies around interest rates.

South African Student Accommodation Impact Investments (SASAII)

  • Manage the platform to achieve a 20% IRR target.
  • Source capital from investors and build relationships with asset consultants and banks for debt funding.
  • Engage in investor relations and stakeholder management.
  • Identify and review investment opportunities aligned with the fund mandate.
  • Set, review, and approve legal documents for transactions.
  • Achieve financial close before capital deployment.
  • Deploy capital during development and investment phases.
  • Collaborate with asset managers on asset strategy and value extraction.
  • Prepare and circulate reports (financial, ESG) to investors.
  • Act as Key Person representing the Investment Manager to the platform.
  • Establish governance frameworks and manage platform objectives and risks.
  • Prepare periodic performance reports and coordinate meetings with investors and the board.
  • Review and motivate investor distributions, ensuring compliance with agreements.

Momentum Property Opportunities Fund (MPOF)

  • Manage the platform to deliver a 16% IRR.
  • Build relationships with banking institutions for debt funding.
  • Review investment opportunities and ensure timely financial close and deployment.
  • Monitor investment performance and prepare investor reports.
  • Ensure governance and risk management objectives are met.

Company Fund

  • Manage the platform to achieve a 20% IRR.
  • Monitor investment performance, ensure up-to-date accounts, and prepare investor reports.
  • Coordinate investor meetings and ensure compliance with agreements.

Other Duties

  • Identify, evaluate, and negotiate investment opportunities, including preparing agreements and securing payments.
  • Manage investor records, distributions, and compliance with shareholder agreements.

Team Leadership

  • Manage and lead the Investments and Fund Management team.
  • Set KPIs, guide, and develop the team to meet objectives.

Skills and Qualifications

  • Honors Degree in Business, Finance, or Property Studies; CA (SA) or CFA advantageous.
  • Minimum 10 years relevant experience, including project development and management.
  • Superior financial modeling and analytical skills.
