Primary Purpose of the Job
Responsible for the maintenance of the building. Completes preventive maintenance, installs new equipment, and assists with routine building maintenance. Completes work order records and files all related maintenance paperwork. Assists area staff as required, responds to the maintenance needs of different departments, and keeps management well informed.
Key Performance Areas (KPAs)
- Efficiently complete assigned maintenance duties
- Continuously check and inspect buildings to identify maintenance needs
- Respond promptly and efficiently to tenant maintenance requirements
- Respond promptly and efficiently to duties allocated by the building or operations manager
- Check all main outer and interior doors (broken glass, proper opening/closing)
- Inspect exterior of buildings and identify problem areas
- Check and replace lights inside toilets, foyers, passages, stairways, parking areas, and external security lights
- Inspect and repair toilet fittings (taps, urinals, etc.) as necessary
- Check equipment such as air-conditioning units, standby pumps, sump pumps, water tanks, and water feature equipment
- Check fire equipment in collaboration with the Facilities Manager
- Ensure familiarity with emergency equipment functions and procedures
- Perform visual checks of electrical distribution boards for loose wiring
- Perform repairs or advise the Facilities Manager if repairs are beyond scope
- Identify daily maintenance issues and communicate with the Facilities Manager
- Inspect equipment regularly
- Follow all safety rules and operate equipment safely
- Ensure compliance with legal regulations
- Complete regular OSH inspections and update monthly reports
- Implement OSHA requirements effectively
- Establish and maintain effective relationships with tenants
- Maintain related records
- Build effective working relationships with staff and management
- Perform other duties as assigned by management
