Job description

We are seeking a Financial Controller. The Financial Controller is responsible for the financial management of a portfolio of properties and companies. This involves the full financial function for these companies. The role incumbent is responsible to pay attention to the detail of the immediate task and decide the most efficient way of getting it done on time. The incumbent will be required to be flexible in order to switch from one specialised task to another. A critical success factor of the role will be the analytical ability to identify problem areas and ensure quick and effective problem solving for others in the area of expertise. In addition to this, the incumbent will be expected to identify risks and implement actions to mitigate these.

DUTIES
  1. Operational Financial Processing
  • Manage the financial reconciliation process between operating and financial systems (Broll and AX).
  • Manage reconciliation process between ledger and sub ledger.
  • Manage reconciliation process between uploaded PPS and General ledger.
  • Explain reconciled items and variances.
  • Ensure accruals are raised and reversed, including utility revenue and tenant statements.
  • Monitor and authorise journals, including monthly depreciation journals.
  • Calculate property management fee and asset management fee.
  • Manage full debtor payment function.
  • Prepare financial information and schedules for monthly management packs and reports.
  • Ensure all numbers are accurate, complete, and reconciled to general and sub ledgers.
  • Guide the property management team on financial issues.
  • Review PPS and related draw requests.
  • General Ledger
    • Collect information from various sources for input into the General Ledger.
    • Ensure supplier and payment allocations are accurate and complete.
    • Upload monthly property financial information into AX and perform quarterly reconciliations.
    • Process monthly financing transactions, including bond interest rate swaps.
  • Budget and Forecasting
    • Contribute to the annual budget and provide feedback to relevant managers.
    • Review assumptions and provide relevant input based on calculations.
    • Ensure accurate monthly forecasting with the Property Manager.
    • Assist with tracking actuals against budgets and explaining variances.
  • Cash Flow Management and Payments
    • Update cash flow forecasts monthly.
    • Transfer excess funds to Head Office bi-monthly based on forecasts.
    • Validate all invoices before payment.
    • Authorize bank payments ensuring timely payments and no long-outstanding invoices.
  • Reporting
    • Prepare management accounts monthly before the 3rd Friday.
    • Prepare biannual reports with supporting documents and present results at business review meetings.
    • Prepare Annual Financial Statements (AFS) and liaise with external auditors for sign-off.
  • External Auditing
    • Provide auditors with accurate information and resolve queries.
    • Report on BEE spend per supplier.
  • Taxation
    • Prepare income, deferred tax, provisional tax, and VAT calculations.
    • Submit returns to SARS and ensure timely payments.
    • Resolve SARS queries promptly.
  • Risk Management
    • Ensure compliance with relevant Acts.
    • Manage and govern processes to minimize business risks.
    • Implement audit recommendations and resolve findings.
    • Design, approve, and maintain policies within the area of responsibility.
    Requirements
    • BCom degree or equivalent, with Honours preferred.
    • NQF Level 7/8 qualification.
    • Three to four years of experience in a similar role if not NQF8.
    • One to two years if not CA(SA).
    • Recently qualified CA(SA) with completed articles.
    • Experience in property and construction industry advantageous.
