Job description

Purpose of the Job

To ensure that all Growthpoint Clients and stakeholders receive the highest levels of customer service at the Client / Landlord interface. To ensure that building assets are optimally maintained throughout their life cycle in accordance with approved budget through effective and efficient management of in-house and outsourced services.

Financial Management
  1. Assist with the preparation and management of the technical budget (Capex and R&M), including forecasts and budget variance reports.
  2. Manage the technical budgeting process for all maintenance expenditure.
Building Maintenance & Asset Control
  1. Set and implement planned/preventative/emergency maintenance in conjunction with the Property and Portfolio Managers, including disaster and emergency planning.
  2. Develop and oversee lifecycle planning and preventative maintenance for 3, 5, and 10-year periods.
  3. Manage and maintain the asset register for effective asset control.
  4. Contribute to SLAs for approved service providers with the Procurement team.
  5. Ensure compliance with building and statutory regulations.
  6. Respond promptly to technical complaints and queries, and analyze trends.
  7. Manage tenant relationships, including tenant installations and budget control.
  8. Conduct inspections (technical, housekeeping, service contract, take on/take back).
  9. Coordinate energy saving programs and environmental sustainability initiatives with the Facilities Manager.
  10. Set and coordinate SLAs with service providers, collaborating with Operations and Procurement teams.
  11. Oversee tenant installations, monitor implementation, and ensure health and safety standards are maintained.
  12. Manage contract staff and resources, providing responsibilities for team members like Handymen.
  13. Monitor service quality and conduct regular building inspections.
  14. Report on service provider deliverables, ensuring deadlines and budgets are met.
  15. Manage staff activities, work schedules, and performance management systems.
  16. Handle management of tenant parking bays.
  17. Stay updated on technical market trends.
  18. Ensure health and safety standards and statutory regulations are adhered to across all sites.
Knowledge
  • Knowledge of safety, fire, and emergency procedures; Occupational Health and Safety Act; SLA's and lease agreements; building technology (electrical, plumbing, construction); mechanical and air-conditioning systems; day-to-day operations (cleaning, security).
Job Specific Skills
  • Proficiency in MS Office suite.
  • Experience with CMMS systems (desirable).
  • Advanced verbal and written communication skills.
  • Budget management and conflict resolution skills.
  • Report writing and project management skills (advantageous).
  • Strong time management and practical building maintenance skills.
Experience & Education
  • Minimum 3 years in property management or building maintenance.
  • Certificate/Diploma in Building Science, Facilities Management, or Construction Management.
  • Additional technical qualification in Mechanical, Electrical, or Civil/Structural Engineering (advantageous).
