The Leasing Executive role is responsible for driving sales and leasing of new projects, managing existing clients, and maintaining an average occupancy of over 95%.
Key Responsibilities:
- Sales and Leasing:
- Drive sales and leasing to meet project-specific, monthly, quarterly, and annual targets within deadlines to ensure high occupancy.
- Understand Inospace product offerings, specifications, unique selling points, and competitive issues.
- Negotiate deals to achieve the best financial outcomes, ensuring the lowest possible cost to the company.
- Finalize all leases, deals, and sales through deposit and first month’s rental receipt.
- Negotiate with clients on customized installations for larger product offerings.
- Manage the leasing portfolio proactively.
- Collaborate with PMs and assist in client resolutions.
Renewals:- Manage the lease renewal process for existing clients, ensuring timely engagement and communication.
- Review expiring leases, including terms, rates, and compliance.
- Engage clients to discuss renewal options and address concerns.
- Prepare and present renewal proposals, emphasizing the value of continued tenancy.
- Negotiate renewal terms balancing client satisfaction and profitability.
Sectional Title Sales and Disposals:- Facilitate sales of Sectional Title stock to meet targets within deadlines.
- Manage the sales process, liaising with clients on property plans, sizing, and zoning.
- Finalize sales and coordinate with transfer attorneys to ensure registration of transfer.
Sales Administration and Relations:- Respond to inquiries regarding Inospace products via web, phone, and marketing channels.
- Manage client-facing sales activities, including site viewings, quotes, negotiations, and contracts.
- Collaborate on lease and purchase proposals and documentation.
- Manage relationships with external brokers, including referral and commission negotiations.
- Assess client viability through credit and reference checks, including FICA documentation.
Marketing:- Work with the marketing team to develop client-centric products and marketing campaigns.
- Post advertisements and create targeted outreach campaigns.
- Manage sales and marketing campaigns, providing feedback to the marketing department.
Requirements:
- Must be a South African citizen.
- Willing to travel to various Business Parks for viewings or meetings.
- Own reliable transport for travel.
- Experience in Industrial/Commercial Real Estate leasing (full cycle).
