Job description

We are seeking to appoint a Divisional Real Estate Manager to work within our Property and Store Design Department.

This role will be based at Clicks Regional Office, Roodepoort, Johannesburg and report into the Property & Store Design Executive.PurposeTo expand the footprint of the Clicks Brand through new property deals and acquisitions of Pharmacies.ObjectivesTo build quality relationships with our Landlords and Property developers through regular meetings for the purpose of understanding potential opportunities within their portfolios.To be the first preferred tenant for Landlords / Developers when leasing commences for new developments, redevelopments, and replace current tenants in existing properties.To ensure the continuous profitability of new business, through the negotiation of beneficial transactions at the best rental, escalations and lease terms possible for the business by taking into account the current market conditions.To ensure all renewals are done timeously and at the best escalation and lease terms to ensure continuous profitability and mitigate risk.To ensure the business achieves its property growth goals set in the Operational Plan by planning ahead and recognising / deciding where the property growth in the market will take place.To ensure we meet the business pharmacy growth plan set in the Operational Plan, by understanding where the market is not being serviced.To strategically plan, identify and analyse acquisition opportunities, negotiate transactions and package the best lease deals for the business.Job KnowledgeAdvanced Negotiation skillsCompany feasibility modelsGood understanding of Finance and budgeting processesUnderstanding of Property / Contract lawUnderstanding of Pharmacy legislationUnderstanding of Retail principlesDeep understanding of the Property market and its underlying principlesUnderstanding of, and ability to interpret and work with demographic dataJob Related SkillsCommunication and networking skillsConflict and dispute management skillsComputer literate in Microsoft suite of productsJob ExperienceMinimum of 5 years work experience in Retail Property management2 years negotiation experience at a Senior Level specific to Property transactionsEducationDegree / Qualification or Building Science degree or Property Management Qualification
