Job description

A seasoned Cluster (Regional) General Manager is required for a luxury hotel group. The successful candidate will be accountable for the overall operational, financial, commercial, people, guest experience and compliance performance of a portfolio of properties within an assigned regional clusters within the East London / Bloemfontein Cluster – with regular travel across assigned properties The role operates through the General Managers, providing direction, support and challenge while ensuring that each property delivers against the Group's strategy, standards, budgets and agreed performance indicators. The Cluster General Manager is responsible for setting clear goals and priorities for the General Managers, holding them accountable for agreed action plans and ensuring achievement of all financial and non-financial KPI's reflected in the corporate dashboard.

Key Performance Areas:

Leadership and Team Management:

  • Lead; coach, develop and mentor the General Managers and key functional managers within the cluster, ensuring clear accountability for performance and standards.
  • Translate Group strategy into measurable property-level objectives, scorecards and action plans, and follow through on delivery within agreed timelines.
  • Conduct structured performance reviews with General Managers and ensure under-performance is addressed promptly through documented corrective plans.
  • Build leadership depth and succession plans across the cluster; identify high-potential employees and create development and cross-property exposure opportunities.
  • Support recruitment and retention of strong hotel management teams and ensure effective onboarding into standards, systems and culture.
  • Promote a culture of ownership, teamwork, service excellence, continuous improvement and decisive problem solving.
  • Ensure all SOPs, policies and procedures are communicated, understood, implemented and consistently reinforced across all properties.

Financial Management:

  • Own the consolidated financial performance of the cluster and ensure each property delivers against approved revenue, GOP/EBITDAR, payroll and expense targets.
  • Lead the budgeting, forecasting and reforecasting process for the cluster and challenge assumptions to ensure realistic, commercially sound plans.
  • Conduct regular financial reviews with General Managers, analyse variances and trends, and ensure measurable recovery or contingency plans are implemented where performance deviates.
  • Drive cost discipline and operating efficiencies without compromising guest experience, brand standards or asset condition.
  • Ensure sound controls over cash, stock, procurement, debtors, creditors and other working-capital areas in conjunction with Finance and relevant support-office functions.

Commercial and Revenue Performance:

  • Work closely with Commercial, Sales, Marketing and Revenue teams to optimise rate, occupancy, RevPAR, channel mix, market share and total revenue across the cluster.
  • Ensure General Managers actively drive local sales, key-account relationships, conversion of opportunities and competitor/market intelligence.
  • Review pipeline, pace, demand periods and commercial action plans regularly and ensure agreed actions are executed.

Operational Oversight:

  • Reinforce the Group Strategic Plan, Vision, Mission and Values and ensure consistent execution at property level.
  • Monitor each property’s key performance indicators, including occupancy, ADR, RevPAR, profitability, payroll, food cost, guest satisfaction, quality assurance and reputation scores.
  • Conduct regular property visits and inspections and ensure cleanliness, maintenance, food and beverage, security, health and safety and service standards are achieved.
  • Drive cross-property efficiencies, shared learning and appropriate resource deployment while maintaining clear accountability at each property.
  • Ensure preventative maintenance, asset care and approved capital projects are prioritised, tracked and completed within budget and agreed timelines.
  • Ensure accurate and timely operational and financial reporting, and act as senior operational escalation for material incidents, disruptions and recovery plans.

Guest Satisfaction and Service Excellence:

  • Maintain a strong focus on guest satisfaction, quality assurance and online reputation and ensure agreed Group targets are achieved and sustained.
  • Review recurring guest feedback trends, identify root causes and ensure corrective actions are implemented and measured.
  • Promote a guest-centric culture and practical innovation that improves the guest journey, service consistency and team motivation.

Risk; Governance and Compliance:

  • Ensure compliance with Group policies, delegated authority, internal controls and applicable labour, licensing, food-safety, fire, security, health-and-safety and data-protection requirements.
  • Ensure audit findings, risk items and compliance exceptions are closed within agreed timelines, and repeated control failures are escalated and addressed.

Relationship Management:

  • Build constructive relationships with owners/shareholders, support-office departments, key clients, suppliers, authorities, tourism bodies and other relevant stakeholders.
  • Collaborate with Group functional leaders to secure appropriate support while keeping property teams accountable for execution, and represent professionally across the cluster.
RESPONSIBILITIES AND LIMITS OF AUTHORITY
  • Selection and recruitment of personnel below Planning Committee level in line with the approved deployment plan, organisational structure and delegated authority.
  • Formulation and recommendation of budgets, forecasts, performance benchmarks and capital-expenditure priorities, with required approval before execution.
  • Control of operational expenses, payroll and resource deployment within approved budgets and agreed benchmarks.
  • Implementation of approved operational and commercial initiatives within the business plan and delegated authority.
  • Immediate escalation of material financial, operational, legal, reputational, safety or people risks, and any other duties reasonably assigned by the Operations Manager or Managing Director.
CRITICAL SKILLS

Critical work and personal skills:

  • Strong multi-property leadership with the ability to lead through General Managers rather than through direct day-to-day control of each hotel.
  • High levels of accountability, follow-through and organisational discipline; able to convert reviews into clear actions, owners and deadlines.

Knowledge:

  • In-depth knowledge of hotel and resort operations, including rooms, food and beverage, banqueting/conferencing, housekeeping, front office and maintenance.
  • Strong understanding of revenue management, sales, marketing, distribution, market segmentation and hotel commercial performance.
  • Strong financial acumen and experience in budgeting, forecasting, financial analysis, cost control and working-capital disciplines.
  • Knowledge of people management, performance management, labour relations and succession planning.
  • Working knowledge of operational risk, health and safety, food safety, licensing, security, compliance and audit requirements.
  • Good understanding of asset care, preventative maintenance and capital-expenditure planning.
  • High level of computer literacy, including Google Workspace and relevant hotel PMS, revenue, CRM, reporting and business-intelligence systems.
LEARNING INDICATORS

Qualifications:

  • Bachelor’s degree or recognised tertiary qualification in Hospitality Management, Business Administration or a related field. Equivalent senior hospitality experience may be considered.
  • Valid driver’s license and ability to travel regularly within the assigned cluster.

Experience:

  • Minimum of 15 years’ relevant hospitality experience, including at least 5 years as a General Manager of a reputable 4- or 5-star full-service hotel or resort.
  • Demonstrated experience managing complex operations and leading senior hotel-management teams; previous cluster, area or multi-property responsibility will be a strong advantage.
  • Experience in hotels with significant food and beverage, conference/banqueting or resort operations will be advantageous.
  • For the East London / Bloemfontein cluster, experience or operational exposure to warehouse/logistics environments and game lodges or private game-reserve operations will be a distinct advantage.
  • For the East London / Bloemfontein cluster, prior experience managing or working with a convention centre or large-scale conference, exhibition, banqueting and events operation will also be a distinct advantage.
