Job description

POSITION PURPOSE: Responsible for the management of the Centre, ensuring investment growth and maximum income through effective management and asset control.

Develops budgets, oversees leasing contracts, procures services, handles third-party service contracts, and directs maintenance procedures.

Ensures that buildings, grounds, and equipment are well maintained and operational.

Develops and implements departmental policies and procedures, ensuring compliance with health and safety regulations.

Maintains quality standards for purchased services at optimal costs.

Keeps Senior Management informed of activities and issues.

Supervisory Responsibilities: Trains, directs, and appraises personnel.

Essential Functions
  1. Operations Management: Manages the effective operation of the Centre, monitors market activities, maintains standards, and oversees projects and refurbishments.
  2. Client Reporting: Provides timely and accurate information, analyzes financial reports, and manages rent and recovery collections.
  3. Planning and Budgeting: Prepares budgets, forecasts, reviews market rentals, and manages expenditure and Capex/TI standards.
  4. Financial Management: Manages monthly financial statements, budgets, operating costs, and recovery processes.
  5. Tenant Relations: Handles correspondence, lease renewals, tenant negotiations, and maintains tenant relationships.
  6. Asset Management: Implements maintenance programs, manages refurbishments, and ensures compliance with safety standards.
  7. Security and Safety: Oversees security systems, develops safety protocols, and manages security personnel.
  8. Personnel Management: Supervises staff, conducts meetings, performance appraisals, and training programs.
  9. Performance Measurement: Ensures effective communication, operational efficiency, and maintains vendor relations.
