Job Title: Technical Lead – IBMS Operations

Location: Cape Town

Department: Facilities / Building Systems

Reports To: Derek Swan

Supervises: IBMS Operators

Position Summary:

The Technical Lead – IBMS (Integrated Building Management System) Operations is responsible for leading a team of IBMS Operators in the day-to-day monitoring, control, and optimization of building systems, including HVAC, lighting, power, fire systems, access control, and security integration. This role ensures high availability and efficiency of automated systems while maintaining compliance with safety, access, and operational standards.

Key Responsibilities:

Team & Operational Leadership

  • Supervise, mentor, and support IBMS operators to ensure smooth 24/7 system monitoring and response.
  • Allocate tasks and shifts efficiently, ensuring continuous system coverage.
  • Act as the first escalation point for operator issues and critical system alerts.

System Oversight & Maintenance

  • Oversee daily operations of the IBMS, including BMS, Access Control, CCTV, Fire Detection, and related subsystems.
  • Monitor real-time system health, troubleshoot alarms, and coordinate corrective action with maintenance teams.
  • Conduct routine inspections and audits of IBMS data and logs.

Access Control & Compliance

  • Ensure adherence to access control policies and procedures across all critical areas.
  • Regularly review access logs, investigate anomalies, and generate compliance reports.
  • Collaborate with security and IT departments to ensure IBMS and access systems are aligned with organizational policy.

Documentation & Reporting

  • Maintain up-to-date SOPs, manuals, and logs for all IBMS-related operations.
  • Prepare daily/weekly/monthly reports on system performance, incidents, and compliance metrics.
  • Support audits and risk assessments related to building systems and access control.

Project & Technical Support

  • Assist with system upgrades, integration projects, and commissioning of new devices or software modules.
  • Coordinate with vendors, OEMs, and internal teams for technical troubleshooting and preventive maintenance planning.

Required Qualifications:

  • Minimum 5–7 years’ experience in IBMS operations, with at least 2 years in a supervisory or technical lead role.
  • Strong understanding of BMS platforms (e.g., Schneider, Siemens, Honeywell), Access Control Systems, and fire panels.
  • Familiarity with SCADA systems, BACnet, Modbus, and other building protocols.
  • Knowledge of compliance standards (e.g., ISO 27001, health and safety, facility security standards).
