This position is responsible for the planning and directing of division land business including acquisitions, planning, design, entitlement, and development. Maintaining excellent communication with public agencies, utilities, internal teams, and staff is required.

Responsibilities

• Identify opportunities for land and lot acquisition.
• Negotiate, acquire, and entitle land to meet company goals; prospect for new opportunities.
• Establish relationships with brokers and sellers.
• Analyze land development proformas.
• Handle bond submittals and reimbursements.
• Draft and submit LOIs.
• Negotiate and finalize acquisition contracts.
• Maintain reports, target dates, contract summaries, and market analysis.
• Network with builders and developers to stay competitive.
• Coordinate with engineers, land planners, architects, and contractors.
• Work with government agencies for project approvals.

Land Development

• Oversee land development functions and strategies.
• Develop budgets and schedules for the Land department.
• Lead and manage department staff and policies.
• Build relationships with inspectors and officials to facilitate development.
• Prepare land for subdivision, including bidding, grading, and infrastructure installation.
• Negotiate land development contracts.
• Inspect sites and ensure progress per schedule.
• Manage costs within budget.
• Assist with permits and bonds.
• Review engineering drawings for cost efficiency.
• Resolve development issues affecting construction.

Land Entitlement

• Manage land purchases through entitlement processes.
• Assess site viability.
• Interface with homeowner associations as needed.
