Job description

Welcome to Acento Real Estate Partners! Your role is key to the overall success of our Firm. The mission of your role is to execute Acento’s strategic goal to grow the company through the acquisition of multifamily real estate assets located within one or more target markets within the East Coast Region. As Acento’s Vice President of Acquisitions, you report to the Executive Partner, you will be responsible for sourcing, underwriting, negotiating, structuring, and closing of acquisitions in accordance with the current investment criteria and portfolio demands of Acento.

We are seeking an experienced and results-driven professional to lead our Multifamily Real Estate Acquisitions team. This executive will focus on sourcing, analyzing, and securing high-value multifamily real estate investments, with a particular emphasis on markets in North Carolina, Atlanta, Washington, DC, and the US Eastern Seaboard. The ideal candidate will possess a strong broker network, exceptional market knowledge, and a proven track record of identifying profitable opportunities.

Key Responsibilities:

Acquisition Sourcing and Analysis:

  • Evaluate market data to identify high-potential markets and submarkets.
  • Research supply and demand dynamics and assess investment risks.
  • Develop detailed financial models, project budgets, and pro forma analyses.
  • Review and verify due diligence documentation, third-party reports, and rent/sale comparables.
  • Prepare and present investment proposals to the executive committee.

Acquisition Process Management:

  • Conduct comprehensive market analyses to guide acquisition decisions.
  • Supervise and mentor real estate analysts to ensure accuracy and efficiency.
  • Negotiate favorable terms with sellers or their representatives.
  • Assemble and lead due diligence teams to evaluate acquisition opportunities.
  • Collaborate with Asset Management to create business plans for acquired properties.
  • Assist in securing bridge or permanent financing for projects.
  • Oversee the closing process, including settlement statement preparation.

Post-Acquisition Support:

  • Provide transition support to Asset Management and Property Management teams.
  • Offer guidance and oversight to the Acquisitions team, including performance evaluations, training, and task management.

Demonstrated seven to ten years of real estate acquisition experience and 3 to 5 years of direct responsibility for evaluating, sourcing, presenting to the Executive Committee and closing multifamily real estate transactions.
