This position will be remote with frequent travel throughout the US. Ideal candidates will reside in one of the following major metropolitan areas: San Diego, CA, Los Angeles, CA, Denver, CO, Dallas, TX, Houston, TX, Austin, TX, Atlanta, GA, Arlington, VA.

Overall Responsibility:

The Vice President - Maintenance Operations is responsible for the short- and long-term maintenance objectives of their portfolio of assets, overseeing a team of Regional Maintenance Managers and Maintenance Supervisors to ensure that the physical condition, appearance, and capital needs of the apartment communities are achieved. The VP must be technically proficient with a hands-on attitude and possess exceptional leadership and communication skills. The VP must be willing and able to set a consistent example of leadership skills and demonstrate a professional demeanor. Ability to work well in ambiguous or changing situations.

Education / Certificates:
  • High school diploma or equivalent required. Bachelor's degree or Technical degree preferred.
  • CAMT designation is a plus.
Experience:
  • 10 or more years' progressive maintenance management responsibility required. Prior multi-site management preferred.
  • Multifamily apartment experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong working knowledge with Microsoft Excel, Word, and Outlook.
  • Strong working knowledge with smartphones, tablets, and apps process.
Operating Standards:
  • Procurement of Master Service Agreements for all items related to maintenance.
  • Coordinate and oversee work by subcontractors.
  • Develop consistent maintenance operating standards and procedures with Regional Maintenance Managers.
  • Analyze maintenance and capital replacement costs with focus on cost savings and economies of scale.
  • Ensure all contract services are bid out annually.
  • Diagnose and perform major maintenance/repairs as needed.
  • Monitor the condition of physical properties and immediately correct unsafe conditions.
  • Report all major repairs and requisitions to the Regional and Community Manager prior to expenditure.
  • Review assets for curb appeal, safety, and asset preservation issues.
Skills, Knowledge & Abilities:
  • Ability to communicate effectively in English.
  • Experience with Yardi or similar property management software.
  • Proficiency in Microsoft Outlook, Word, and Excel.
  • Excellent verbal and written communication skills.
  • Superior customer service skills, including managing difficult situations.
  • Attention to detail, organization, time management, and problem-solving skills.
  • Knowledge of OSHA standards, safety, facilities maintenance, and related purchasing.
  • Knowledge of plumbing, electrical, mechanical, HVAC, carpentry, fire protection, structural, roofing, concrete, paving, painting, landscaping, and appliance repair.
  • Understanding of local, state, and federal laws, permits, and codes.
  • Knowledge of hazardous materials abatement and encapsulation.
  • Familiarity with multifamily facility management and related tools.
  • Ability to develop and manage capital budgets.
  • Strong leadership and management skills.
  • Flexibility to work weekends, evenings, and holidays.
  • 40-50% travel required.
  • Oversee Regional Maintenance Departments and related activities.
  • Provide leadership and training, supervise vendors, and coordinate maintenance and capital work.
  • Ensure quality and compliance with policies and procedures, including safety and environmental standards.
  • Analyze costs, manage inventories, and recommend cost-saving initiatives.
  • Participate in training programs and ensure staff participation.
  • Comply with all safety, health, and legal regulations.
  • Perform other duties as assigned, including property assessments, environmental compliance, and emergency response.

Estimated Rate of Pay: $200,000.00 - $240,000.00 annually. This position is exempt. The salary range reflects skills, experience, and location. Benefits include paid time off, holidays, sick days, volunteering leave, 401(k), flexible spending, life insurance, and other perks.
