We are currently seeking a Utility Technician at our Houston - Buffalo Speedway community. In this role, you will be responsible for maintaining a clean, safe, and well-functioning environment through daily housekeeping, minor maintenance, and light groundskeeping tasks. The position supports the overall operation of the facility by ensuring high standards of cleanliness, safety compliance, and prompt response to service needs in both indoor and outdoor areas. The Utility Technician reports directly to our Regional Housekeeping Director who oversees day to day operations of the community's Housekeeping department.

RESPONSIBILITIES:

Housekeeping:

• Clean common areas, restrooms, resident apartments, elevators, and kitchens
• Dust, vacuum, sweep, mop, and scrub surfaces
• Follow scheduled cleaning routines and complete project-based cleaning
• Maintain cleanliness standards in high-traffic and public-facing areas
  
  
  

Maintenance:

• Perform minor repairs on building systems and resident apartments
• Assist with routine maintenance of HVAC, lighting, plumbing, and other systems
• Monitor and respond to resident and team member service requests in a timely manner
• Maintain safe operation of tools and equipment
  
  
  

Grounds & Facilities:

• Pick up debris around the property and empty exterior trash receptacles
• Maintain pool/spa areas including chemical balance and cleanliness (as applicable)
• Water landscaping and complete light groundskeeping projects
• Assist with snow/ice removal and pressure washing
• Perform light exterior maintenance such as fence/gate repair or bulb replacement
  
  
  

Safety & Compliance:

• Follow safety procedures, including use of PPE and safe equipment operation
• Support fire/life safety protocols and report hazards promptly
• Assist during facility emergencies as needed
  
  
  

QUALIFICATIONS:

• Minimum 1 year experience in maintenance, housekeeping, or related field (senior living, hospitality, or multi-unit housing preferred)
• Strong handyman and cleaning skills
• Ability to operate standard tools and equipment safely
• Understanding of fire/life safety and sanitation practices
• Effective communication in English (reading, writing, speaking)
• Friendly, professional demeanor and willingness to learn
  
  
  

PHYSICAL REQUIREMENTS:

• Frequent walking, standing, lifting (up to 50 lbs), bending, and reaching
• Ability to climb, stoop, kneel, crouch, or crawl as needed
• High activity level and stamina required
  
  
  

WORKING ENVIRONMENT:

• Indoor and outdoor work in a well-maintained facility
• Potential exposure to cleaning chemicals, tools, and minor physical hazards (e.g., strains, falls, burns)
  
  
  

APPEARANCE & HYGIENE:

• Professional presentation with clean, odor-free attire
• Required uniform and appropriate footwear
• Hair should be secured away from the face; jewelry and nails must not interfere with duties
