Job summary

CBRE is seeking a Union Helper in New York to support engineers by operating and maintaining building HVAC systems and performing general maintenance tasks. You will assist with preventive maintenance, minor repairs, and daily rounds in mechanical spaces.

The role requires at least five NYC Fire Department certificates of fitness, a high school diploma or equivalent, and the ability to lift 50 lbs. Strong communication and basic computer skills are also expected.

Qualifications

  • At least five NYC Fire Department certificates of fitness.
  • High school diploma or GED, or currently enrolled in a college/technical program.
  • Valid driver's license may be required.
  • Physical ability to lift 50 lbs or more and perform essential building tasks.
  • Demonstrated communication and basic computer literacy (Word, Excel, Outlook).
  • Strong organization and math calculation ability.

Responsibilities

  • Assist engineers in operating building mechanical and HVAC systems.
  • Assist in maintenance and repairs of equipment for building operations.
  • Perform general labor such as receiving deliveries, material handling, and stock stocking.
  • Conduct daily rounds to check mechanical areas and log conditions.
  • Identify and report maintenance hazards or property conditions.
  • Perform housekeeping in mechanical/HVAC spaces (sweeping, mopping, painting).
  • Assist with minor repairs under supervision.
  • Respond quickly to emergencies and summon help as needed.
  • Follow set procedures for repetitive tasks.
  • Perform tasks with clearly defined methods and minimal discretion.

About The Role

As a CBRE Union Helper, you will perform technical, and non-technical general building maintenance, and minor repair duties.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on mechanical and HVAC equipment and systems.

What You’ll Do
  • Assist the engineering staff in operating the building mechanical and HVAC systems
  • Assist in the maintenance and repairs of all equipment incidental to the operation of the building mechanical and HVAC systems
  • Perform general labor work as assigned including receiving deliveries, loading, unloading, moving materials, and putting away stock.
  • Perform building checks of mechanical areas and logging conditions during daily rounds
  • Identify and report maintenance hazards or other property condition concerns.
  • Perform housekeeping functions within all mechanical and HVAC spaces for upkeep. This includes, but not limited to sweeping, mopping, and painting.
  • Perform other minor repairs under supervision.
  • Respond quickly to emergency situations, summoning additional assistance as needed.
  • Follow a set procedure in the performance of repetitive tasks or job activities.
  • Impact through methods, tasks, and duties which are clearly defined and followed with little to no discretion.
What You’ll Need

  • oS12 – Citywide Sprinkler System
  • oS13 – Standpipe System
  • oS14 – Standpipe System, multi zone
  • oS95 – Supervision of Fire Alarm Systems
  • oF01 – Citywide Fire Guard for Impairment
  • oP98 – Supervise Fuel Oil Transfer
  • oP99 – Low Pressure Oil Burner Operator
  • High School Diploma, GED, or currently enrolled in a 2 or 4-year college program or technical school.
  • May require a valid driver's license.
  • Physical requirements include stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
  • Ability to develop skills to perform basic activities in own job.
  • Demonstrated ability to effectively communicate.
  • Familiarity with Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Organizational skills with an inquisitive mindset.
  • Simple math skills. Ability to calculate simple figures such as percentages, discounts, and markups.

(e) Helpers: Assist the engineer and/or mechanic in the performance of their duties and perform tasks appropriate to his/her skill level outside the presence of an engineer/mechanic as directed by management and/or engineers/mechanics. The parties recognize that management’s hiring and use of helpers is essential to the industry’s successful future. The position of helper is designed to be a step on the path to becoming an engineer. Hence, after January 1, 2011, it is the parties’ intent that the helper classification will not be available to newly hired helpers on a “career” basis, except on the mutual consent of the Employer and Union.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Engineer Helper position is $60,091 annually [or $28.89 per hour]. Please refer to the Collective Bargaining Agreement regarding pay scale. This role will provide the following benefits: Dental insurance, Health insurance, Life insurance, and Vision insurance.
