Qualifications

Responsibilities

• Assist tenants and their guests in a courteous and efficient manner and help maintain tenant satisfaction.
• Communicate professionally with co-workers, management, tenants, vendors, and others; support service requests.
• Work with Level II & III Turnover Specialists to complete housekeeping and turnover tasks.
• Organize, prioritize and complete inspections, paperwork, and turnovers with Property Managers.
• Adhere to Fair Housing Act and tenant confidentiality.

POSITION SUMMARY:

In conjunction with the Leasing and Maintenance Departments, the Turnover Specialist’s primary responsibility is to take great care and pride in ensuring the public and common areas of the apartment communities are well-maintained, kept neat and tidy and cleaned regularly. As employees progress through levels I, II & III, they assume increasing independence, technical competency, and leadership responsibility in managing construction sites, mentoring team members, and representing SC Swiderski’s standards of quality and integrity. The Turnover Specialist also ensures the apartments are deep cleaned, painted and ready for showings to prospective tenants.

Job Duties & Responsibilities:

Level I

• A level I Turnover Specialist is an emerging professional in Unit Turnover. They require guidance and assistance and are being taught to become proficient in the requirements of a Level II Turnover Specialist. This role can be Full or Part Time and carries a lower level of responsibility and authority in the Turnover team.
• Assist tenants and their guests in a courteous and efficient manner and play a vital role in ensuring overall tenant satisfaction and retention.
• Communicates in a courteous and professional manner with co-workers, management, tenants, vendors, and all outside contacts; works with team members to accomplish tasks including helping others in fulfilling service requests for tenants.
• Working with Level II & III Turnover Specialists, complete service requests that pertain to housekeeping needs for tenants moving-in or out, tidying up the model apartments and cleanliness of public areas.
• Work with Property Managers to organize, prioritize and complete mid-month and end-of-month inspections, paperwork, and turnovers.
• Other duties as assigned.
• Adheres to established policies related to the Fair Housing Act and tenant confidentiality.

QualificationsEDUCATION AND EXPERIENCE

• Level I: 1 to 5 years of residential or commercial cleaning experience.
• High school diploma or GED
• Valid driver's license and clean driving record
• Prior professional cleaning experience
• Excellent communication and time management skills

PHYSICAL REQUIREMENTS:

• Must be able to sit and stand for long periods of time
• Must be able to lift up to 50lbs

WORK SCHEDULE:

This position requires the ability to work up to 45 hours per week typically during normal business hours Monday – Friday 8:00 AM – 5:00 PM, with occasional hours outside of that range as business necessitates. Incumbent must have good time-management skills, be self-motivated, trustworthy and have the ability to communicate with people on all levels.

WORK ENVIRONMENT:

The majority of this position will be in apartment units and common areas along with travel between sites. This position has frequent interaction with our Maintenance, Leasing and Groundskeeping Departments along with our tenant base.
