Job summary

GC Realty & Development, LLC is hiring a Turnover & Make Ready Manager to lead our turnover team and move dozens of units from move-out to rent-ready every month in the Chicagoland area. You will supervise Turnover Coordinators and RRW Inspectors, manage vendor scope and costs, ensure inspections, and sign off on final rent-ready approvals while maintaining quality standards.

We offer a salary of $70,000–$90,000 with a monthly bonus up to 7%, plus PTO, holidays, and comprehensive health

Qualifications

• 3+ years supervising staff and subcontractors in residential property management.
• 5+ years managing vendors and general contractors preferred.
• Solid understanding of residential building systems and repairs.
• Proven track record of keeping vendors on time and on budget.
• Ability to make quick, well-reasoned decisions under pressure.
• Ownership mindset with end-to-end ownership of tasks.
• Strong verbal and written communication with residents, owners and vendors.

Responsibilities

• Drive the turnover process from move-out to rent-ready, meeting monthly deadlines.
• Control scope and cost by validating inspections and repair estimates before work begins.
• Manage vendors, schedule work, and enforce pricing, quality, and deadlines.
• Oversee RRW inspections and sign-off on final rent-ready approvals.
• Coordinate vendors, technicians, rekeys, work orders, and invoices to avoid stalls.
• Lead Turnover Coordinators and RRW Inspectors with clear roles and deadlines.
• Track timelines, costs, quality and vendor performance to address issues early.
• Identify root causes and implement systemic fixes rather than patching symptoms.

What You'll Do:

• Drive The Turnover Process. Manage every unit from move out to rent ready, hitting monthly deadlines and staying within budget
• Control Scope And Cost. Make sure inspections, scopes of work, and repair estimates are complete and accurate before any work starts
• Manage Vendors. Choose and schedule vendors, and hold them to agreed pricing, quality workmanship, and deadlines
• Protect Inspection Standards. Oversee RRW inspections and QC walks, and sign off on final rent ready approval
• Keep Work Moving. Coordinate vendors, technicians, rekeys, work orders, and invoices so no unit or task stalls
• Lead The Turnover Team. Supervise Turnover Coordinators and RRW Inspectors daily, with clear roles and deadlines for everyone
• Measure Results. Track timelines, costs, quality, and vendor performance, and address issues early before they grow
• Fix The Root Cause. Identify recurring problems and correct the underlying systems instead of patching the symptoms

What You'll Bring:

• Proven Team Leadership. At least 3 years supervising staff and subcontractors in residential property management, with 5 or more years of experience managing vendors and general contractors preferred
• Construction And Repair Expertise. Solid understanding of residential building systems, typical repairs, labor rates, and material pricing
• Vendor Accountability. Demonstrated success keeping vendors on track for pricing, quality of work, and deadlines
• Sound Judgment Under Pressure. You make fast, logical decisions when things get busy rather than putting problems off
• Ownership Mindset. You see every task through from beginning to end and take responsibility for the outcome
