GC Realty & Development, LLC is seeking a Turnover & Make Ready Manager to lead our turnover team and keep dozens of units moving from move out to rent ready every month in the Chicagoland area.

You will drive the turnover process, manage vendors, and oversee inspections, ensuring timely, cost-effective rent readiness while leading a professional team. Competitive salary and monthly bonus offered, with comprehensive benefits.

Qualifications

• 3+ years supervising staff and subcontractors in residential property management; 5+ years managing vendors preferred.
• Solid understanding of residential building systems, typical repairs, labor rates, and material pricing.
• Vendor accountability: keeping vendors on track for pricing, quality of work, and deadlines.
• Sound judgment under pressure: make fast, logical decisions when things get busy.
• Ownership mindset: see tasks through from start to finish and take responsibility.
• Clear communicator: manage difficult conversations with residents, owners, and vendors professionally.

Responsibilities

• Control scope and cost: ensure inspections, scopes of work, and repair estimates are complete before work starts.
• Manage vendors: schedule and hold to pricing, quality workmanship, and deadlines.
• Oversee RRW inspections and QC walks, and sign off on final rent ready approval.
• Keep work moving: coordinate vendors, rekeys, work orders, and invoices so no unit stalls.
• Lead turnover team: supervise Turnover Coordinators and RRW Inspectors with clear roles.
• Measure results: track timelines, costs, quality, and vendor performance; address issues early.

What You Get:

• Salary: $70,000 to $90,000 per year based on experience

What You'll Do:

• Drive The Turnover Process. Manage every unit from move out to rent ready, hitting monthly deadlines and staying within budget
• Control Scope And Cost. Make sure inspections, scopes of work, and repair estimates are complete and accurate before any work starts
• Manage Vendors. Choose and schedule vendors, and hold them to agreed pricing, quality workmanship, and deadlines
• Protect Inspection Standards. Oversee RRW inspections and QC walks, and sign off on final rent ready approval
• Keep Work Moving. Coordinate vendors, technicians, rekeys, work orders, and invoices so no unit or task stalls
• Lead The Turnover Team. Supervise Turnover Coordinators and RRW Inspectors daily, with clear roles and deadlines for everyone
• Measure Results. Track timelines, costs, quality, and vendor performance, and address issues early before they grow
• Fix The Root Cause. Identify recurring problems and correct the underlying systems instead of patching the symptoms

What You'll Bring:

• Proven Team Leadership. At least 3 years supervising staff and subcontractors in residential property management, with 5 or more years of experience managing vendors and general contractors preferred
• Construction And Repair Expertise. Solid understanding of residential building systems, typical repairs, labor rates, and material pricing
• Vendor Accountability. Demonstrated success keeping vendors on track for pricing, quality of work, and deadlines
