Job summary

American Avenue Property Management LLC is seeking a Turn Maintenance Technician in Columbus, GA to inspect, repair, and maintain rental homes, focusing on turnovers and carpentry work.

You will drive between properties with your own vehicle, receive mileage reimbursement, and work a guaranteed 40-hour week with quarterly bonuses. Dental and health coverage details are provided, plus tool reimbursement and PTO.

Qualifications

• 3+ years hands-on residential maintenance (painting, cleaning, carpentry).
• Your own truck or van and your own hand tools (tool reimbursement + $0.76/mile).
• Valid driver’s license; live within reasonable distance of city.
• Background check; crawlspaces, slab houses, 50 lbs.

Responsibilities

• Perform general maintenance and repairs with a primary focus on property turnovers.
• Emphasis on general carpentry (painting, cleaning, laying LVP, sheetrock, drywall, etc.).
• Trades (HVAC, electrical, plumbing) preferred but not required.
• Travel from home to home within your metro daily.
• Conduct property inspections, secure homes, and complete vacancy/wellness checks.
• Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting.
• Manage move-in/out meetings and property turnovers.
• Ability to 'Turn' homes (repairing/light renovation to home from one tenant to the next) a must
• Maintain and document property conditions using handheld technology (e.g., iPad, iPhone).

Turn Maintenance Technician – Columbus, GA

$25-26/hr

• Guaranteed 40 hrs/week
• $0.76/mile vehicle / gas reimbursement
• Quarterly performance bonus

• Guaranteed 40 hours — if the work orders run short, we pay you anyway
• $0.76/mile covering gas + vehicle wear (you drive your own truck or van)

As a Turn PE, you’ll play a key role in ensuring tenant satisfaction by inspecting, repairing, and maintaining homes. You’ll proactively identify and address issues, setting the standard for our relationship with tenants through excellent service and communication.
