Job summary

Turn Maintenance Technician role in Cincinnati, OH with SFR3 Fund seeks hands-on professionals to inspect, repair, and maintain rental homes. You will perform turns, carpentry, and basic trades while traveling daily within the metro.

You’ll be paid $25-26/hr for guaranteed 40 hours weekly, plus $0.76/mile gas reimbursement, a quarterly performance bonus, and strong benefits including dental and health coverage for you and dependents. PTO starts at 2 weeks and increases over time.

Qualifications

• 3+ years hands-on residential maintenance (painting, cleaning, carpentry)
• Own truck or van and your own hand tools (tool reimbursement + $0.76/mile)
• Valid driver’s license; live within reasonable distance of Cincinnati
• Background check; crawlspaces, slab houses, 50 lbs

Responsibilities

• Perform general maintenance and repairs with a primary focus on property turnovers (turns)
• Emphasis on carpentry tasks (painting, cleaning, laying LVP, sheetrock, drywall)
• Travel from home to home within the metro daily
• Conduct property inspections, secure homes, and complete vacancy/wellness checks
• Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting
• Manage move-in/out meetings and property turnovers
• Turn homes (light renovation between tenants) when required
• Maintain and document property conditions using handheld technology (iPad/iPhone)

The deal, up front:

• Guaranteed 40 hours - if the work orders run short, we pay you anyway
• $0.76/mile covering gas + vehicle wear (you drive your own truck or van)

As a Turn PE, you'll play a key role in ensuring tenant satisfaction by inspecting, repairing, and maintaining homes. You'll proactively identify and address issues, setting the standard for our relationship with tenants through excellent service and communication.
