Job summary

First Merchants Bank is seeking a Disclosure Specialist I to join our team. This role focuses on ensuring disclosure packages are accurately prepared and provided to consumers in accordance with TRID and other applicable laws.

You will review LOS data, manage disclosure delivery via ESIGN, mail, or in person, and keep LOS records up to date. You will also generate daily reports, review re-disclosures for regulatory compliance, and determine changed circumstances with processing and underwriting.

Qualifications

• High School Diploma or GED required.
• Minimum of one year of industry experience.

Responsibilities

• Prepare and review initial disclosure packages including the LE (Loan Estimate).
• Review disclosure data in the LOS.
• Ensure disclosure package delivery to consumers via ESIGN, in person, or mail.
• Update the LOS to document disclosures generated and provided.
• Prepare and review daily reports to confirm disclosures processed timely.
• Review files for re-disclosure per compliance policies.
• Determine if changed circumstances occurred with processing, underwriting, and closing teams.
• Review fee changes for TRID changed circumstance compliance.
• Monitor and provide revised LEs within 3 days of a changed circumstance and update LOS accordingly.
• Run automated compliance testing and escalate results to Compliance.
