Job description

Traveling Maintenance Supervisor

Location: Charlotte, NC area

Salary: $28-$33 per hour

Summary: The Traveling Maintenance Supervisor will assist in maintenance operations across NHE managed communities, including staff recruitment, training, vendor negotiations, and maintaining excellent customer service. The role requires regular travel, including overnight stays, and may involve working weekends and holidays.

I. Essential Duties and Responsibilities
  • Support Maintenance Supervisors and staff by filling in at properties lacking sufficient coverage or with ongoing projects.
  • Collaborate with the Director of Maintenance and Area Management Teams to ensure high levels of customer satisfaction.
  • Identify, prioritize, and solicit bids for projects, ensuring budget adherence.
  • Execute capital projects under guidance from senior management.
  • Provide developmental support to staff and advise on promotions.
  • Perform other duties as assigned; job functions may evolve over time.
II. Knowledge, Skills, and Abilities
  • Knowledge of financial planning and budgeting.
  • Understanding of contract processes including scoping and bidding.
  • Excellent customer service skills for vendors, clients, and team members.
  • Proficiency with maintenance tools and equipment, including hand tools, pressure washers, and safety gear.
  • Familiarity with YARDI Voyager and Microsoft Office Suite.
  • Extensive knowledge of HVAC, plumbing, electrical, carpentry, roofing, drainage, landscaping, and related maintenance tasks.
  • Strong communication, organizational, and leadership skills.
  • Ability to multitask, prioritize, and work independently with professionalism and confidentiality.
III. Supervisory Responsibilities

The role involves assisting current site staff with management tasks as requested.

IV. Qualifications
  • Extensive multi-site property maintenance experience.
  • EPA Type I and II technician certifications.
  • Certified Pool Operator.
  • Valid driver’s license and insurance.
  • Knowledge of apartment laws, regulations, and financial management.
  • Experience in leasing, sales, or customer service in multifamily housing.
V. Education and Experience

High School Diploma or equivalent; prior leadership in maintenance roles preferred.

VI. Mathematical and Reasoning Skills

Ability to generate reports, handle business correspondence, and respond effectively to inquiries. Proficient in basic math and reading comprehension at an intermediate level.

VII. Physical Demands
  • Manual dexterity for operating tools and equipment.
  • Physical ability to lift up to 50 pounds, climb ladders, and work on rooftops.
  • Visual and auditory acuity necessary for safety and operational tasks.
VIII. Working Conditions

Primarily outdoor and mobile environment, with moderate noise levels.
