Job summary

Galbreath Costner, LLC seeks a Title Abstractor to perform in-depth title examinations and research across NC real estate records. You will review deeds, mortgages, judgments, and tax data to ensure clear titles and identify potential issues for buyers, lenders, and attorneys.

Qualifications

• 1+ years of North Carolina residential abstracting experience (purchase and refinance searches).
• Familiarity with property records, legal terminology, and real estate transactions.
• Strong reading comprehension and analytical skills.

Responsibilities

• Conduct title examinations by searching deeds, mortgages, judgments, tax assessments, and related records.
• Verify ownership and tax history by accessing county tax records.
• Retrieve deeds, plats, and indices from County ROD and print/save documents.
• Check for prior policy with underwriter and confirm coverage details.
• Run VCAP or judgment searches based on property location and obtain supporting documents.
• Check Vital Records when available and verify accuracy of data.
• Verify legal descriptions and metes-and-bounds for each tract.
• Identify and analyze title issues that could affect transfers.
• Run monthly builder updates to track developments.
