Overview

TRC is seeking a Sr. Title Agent for a long‑term project in Nebraska. The Title Agent, under the direction of the Lead Agent or ROW Supervisor, must possess an excellent working knowledge of all right‑of‑way disciplines, title, permitting, acquisition, and documentation. Knowledge of property valuation, survey drawings and alignment sheets is essential.

Responsibilities

• Assist ROW Supervisor in providing guidance to ROW Agents and securing permission to enter properties from landowners and tenants.
• Negotiate ROW options, easements, fee interest, and curative documents while maintaining the ROW price policy, as directed by the ROW Supervisor or required by project documents and acquisition policy.
• Assist in developing a construction line based on the conditions and restrictions placed on the ROW by landowners or tenants.
• Maintain a detailed diary of each contact for every property owner and tenant and prepare a weekly activity report.
• Maintain a detailed payment log.
• Negotiate damage settlements as required.
• Support all construction activities as needed.
• Document all ROW activities and adhere to the project Safety Plan.

Qualifications

Associate’s degree preferred or relevant experience.

Professional Experience:

• Experience as a title agent or in a related title position.
• Experience researching land ownership and proficiency in Microsoft Office, including spreadsheets and word processing.
• Specialized knowledge of methods and techniques for title research, land description and terminology, surface and sub‑surface rights, document analysis, and curing title defects.
• Ability to work independently, make decisions, and use judgment while researching county records.
• Experience in applying, modifying, and adapting standards, techniques, and procedures.
• Advanced knowledge of plotting metes and bounds descriptions and converting land measurement values.

Physical, Environmental, and Mental Requirements

• Lifting or moving up to 35 pounds.
• Skilled in close vision, distance vision, color vision, and adjusting focus for computer monitor use.
• Ability to sit, use hands, and handle tools; reach with hands and arms; stand, walk, kneel, or crouch as required.

• Ability to travel as dictated by job requirements.
• Work will be performed primarily in a well‑lit, temperature‑controlled office setting; frequent field locations and impromptu meetings are expected.
