Territory Operations Manager Modernization
Responsibilities
- Manage the company’s operational activities and functions related to modernization of existing elevators.
- Partner with the Modernization Sales team on all on- and off-portfolio sales opportunities within an assigned geographic span.
- Develop and execute a business plan supporting the territory’s financial and non-financial objectives and support the implementation of territory Mod. operations initiatives.
- Build and recommend an operational budget and manage expenditures within approved specifications for time and materials and other fixed assets.
- Manage networking capital via appropriate asset management measures and billing procedures.
- Develop and maintain strong commercial relationships with key customers, GCs and influential industry consultants.
- Manage, mentor and lead a team of Field Superintendents, set objectives, manage performance and develop skills to meet financial targets and KPIs.
- Lead the hiring and onboarding of all new Modernization Superintendents.
- Create a participative management environment, maintain high morale and demonstrate support for company’s cultural beliefs and best practices.
- Engage in proactive labor relations with local business agents with support from the Labor Relations team.
- Set expectations for Field Technician engagement and support Superintendents with training and performance management.
- Advise Superintendents on resource utilization and assignments to meet project timelines and budgets for quality and efficiency.
- Provide expert technical knowledge for projects requiring oversight, visiting job sites and reviewing ongoing work.
- Interface with Product Line experts on operational challenges, including product issues, safety concerns and supply chain.
- Coordinate personnel and product safety responsibilities in partnership with the Field Quality Excellence organization.
Qualifications
- Bachelor’s degree preferred or technical leadership experience in the elevator industry or another service-oriented business.
- Knowledge of product and product application, modernization techniques and procedures; ability to understand financial statements; legal awareness of contract terms and conditions.
- 5-7 years of experience in various assignments within the company, elevator industry or other service-oriented business.
- Up to 50% travel within the territory.
- Excellent written and verbal communication skills.
- Excellent computer skills, including proficiency in MS Office.
Base Salary $128,700 - $160,900
The salary range represents the typical range for this position. Revisions may be considered based on experience, education, location, skills and alignment with business priorities. The compensation listed includes only base salary and does not include commissions or longer-term incentives.
