Multifamily Property Management

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Responsibilities include but are not limited to: repairing flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms, etc.), HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep, etc.). All duties must be performed according to company policies and safety protocols, supporting the overall goal of meeting client expectations within the operating budget and management agreement.

DUTIES AND RESPONSIBILITIES
1. Client Relations
  • Implement the philosophies and objectives of the property owner to ensure client satisfaction and operational success.
2. General Maintenance
  • Adhere to maintenance programs for safety, economy, and proper property condition.
  • Follow preventative maintenance schedules outlined in manuals.
  • Maintain grounds and property aesthetics according to policies.
  • Assist with inspections as required.
  • Provide emergency maintenance services during evenings, weekends, and holidays as outlined in policies.
3. Unit Turnover
  • Inspect and repair vacant apartments to ensure readiness for new tenants.
  • Assist with painting and appliance installation/removal.
  • Complete unit turnovers timely per guidelines.
4. Equipment and Systems Maintenance
  • Maintain community equipment and ensure proper storage.
  • Keep maintenance areas organized and compliant with safety standards.
  • Secure parts and supplies, maintain inventory within budget.
  • Wear appropriate uniforms and carry necessary tools.
5. Additional Responsibilities
  • Enforce community rules and regulations fairly.
  • Comply with Fair Housing Laws.
  • Maintain a professional appearance and communication style.
Minimum Qualifications
  • At least 1 year of related experience, preferably in residential property management, hotel, facilities maintenance, or construction.
  • High School diploma or equivalent; technical or CAMT certification preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficiency in English (speaking, reading, writing).
  • Own tools may be required.
