Multifamily Property Management

The Maintenance Supervisor will lead and mentor the Maintenance Team, overseeing maintenance and capital improvement needs at an assigned FPI-managed site, with the goal of meeting client expectations within the operating budget and management agreement.

  • Driving a site-owned golf cart is required, and a valid unrestricted U.S. Driver's License is necessary.

Pay: $45/hour

Duties and Responsibilities
  • Manage a team of maintenance personnel, including technicians, groundskeepers/porters, and housekeepers/cleaners, and oversee their performance.
  • Implement daily and preventative maintenance programs to ensure safety, economy, and proper property conditions.
  • Inspect the property and common areas daily for maintenance issues.
  • Complete maintenance requests within 24 hours.
  • Change air-conditioning filters biannually and during apartment turnovers.
  • Conduct semi-annual apartment inspections.
  • Follow a preventative maintenance schedule.
  • Provide on-call emergency maintenance during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Perform maintenance on vacant apartments to ensure readiness for occupancy.
  • Maintain and repair community equipment.
  • Keep maintenance shops and storage areas organized and compliant with safety regulations.
  • Secure inventory and equipment properly.
  • Maintain an inventory of parts within budget limits.
  • Wear provided uniforms and supply necessary small hand tools.
  • Ensure timely completion of maintenance tasks to minimize labor costs.
  • Comply with all company policies and perform other duties as assigned.
Qualifications

Minimum Requirements:

  • At least 2 years of leadership experience, preferably in residential property management, hotel maintenance, facilities maintenance, or construction.
  • High School diploma or equivalent; industry certifications such as CAMT, NAHMS, NAHMT are preferred.
  • Ability to wear a respirator and be medically cleared for duty, adhering to facial hair policies.
  • Proficiency in English (speaking, reading, writing).
  • May need to provide and maintain personal tools.
  • Proficient in MS Office, Google Apps, property management software, email, and internet use.
